Consumables are restocked and counted, so what you see on the report is a list of items and not a vague total. Upkeep differs by property type and we adjust. Bay-side flats bring estuary humidity, damp on north-facing walls, salt on metalwork and window frames, and blocked balcony drains; Fernão Ferro houses bring pool pumps and filters, irrigation timers, gate motors, garden growth, gutters full of pine needles and outdoor lighting. On each round we test the water heater and shower, clean the air-conditioning filters before summer, work the shutters and locks, and check the pool water and pump where there is one. Small repairs are done on the visit; anything larger is photographed, explained and quoted first, and problems in the common areas are reported to the condominium administrator for you. Guests reach us in Portuguese, English and French, by phone or message, in the evenings when faults actually surface. You receive a dated report with photographs after every changeover, a stock note, and a property check between lets when a flat or house is left empty for a stretch.
