Roof Cleaning in Agualva-Cacém

The railway sets the shape of Agualva-Cacém. Blocks run in tight rows either side of the line, through Cacém itself, Agualva, Mira-Sintra and São Marcos, most of them raised quickly for a growing commuter population and handed over with rainwater goods that were never looked after afterwards. Little open ground survives between buildings, so a roof here is reached from inside the building rather than from a machine parked outside it. Being inland and close to the Sintra hills, the air stays damp long after the coast has dried, and the coverings green over accordingly. We travel out to wash tiles and flat finishes, take moss and lichen away, clear gutters and downpipes, apply anti-moss treatment where the covering is fit for it, and write up what we find for the people who have to decide about it.

About our service in Agualva-Cacém

Access is the whole puzzle in Cacém. Between one block and the next lies a strip of pavement, parked cars nose to tail and no bay wide enough for a platform, so we plan the route through the building: stairwell, top landing, hatch, and occasionally the neighbouring roof where two blocks abut. That is agreed with the key holder before a date goes in the diary. It also rules out the do-it-yourself version. Residents lean over a parapet with a broom handle at a choked outlet, or step onto the tiles from a terrace, and both are how people fall from roof level, the accident that defines this trade. Tiles are not a floor: they break under a person and wet ones give nothing to grip. We turn up with anchorage, harnesses and the right ladders. The inland damp is why growth here is so persistent. Mist lingers around the Sintra foothills well into the morning, the blocks shade one another for much of the day, and any pitch facing north keeps a film of moisture that lichen and moss thrive in. Clearing it is straightforward; keeping it away is not. Anti-moss treatment slows recolonisation and buys a longer stretch between visits, and it is honest to say that is all it does: the spores are in the air and the shade is not going anywhere. Nor does treatment justify a hard wash: on the older blocks the tiles have weathered thin, and a jet at strength cracks them and shifts them out of line, so we stay low and lift heavy deposits by hand. Then the awkward part: almost nothing here is a single-owner house. The covering and the drainage serving it are common parts, so cleaning them is a matter for the condomínio in general meeting, and the owner on the fourth floor watching a stain widen cannot commission it alone. What that owner can do is get us in to look. We inspect from a safe position, photograph the covering and the outlets, and write it up so the administração has something to circulate and the assembleia something specific to approve. Note also that once the moss is off the report tends to lengthen, with split tiles, missing fixings and guttering perforated behind the brackets, because cleaning reveals faults, it does not mend them. We work only in settled dry weather, ideally ahead of the rains.

Areas We Serve

We work in Cacém, Agualva, Mira-Sintra, São Marcos and the streets closest to the station. As there is rarely room to stand a machine outside, the way in and out through the building is settled with the administração beforehand rather than on the day.

The written scope sets out which pitches are being cleaned, how much of the guttering is included, whether treatment is applied and what we are leaving alone. If part of the agreed work is left short, we return to put it right. Satisfaction guaranteed or your money back.

Frequently Asked Questions

Questions residents in Agualva-Cacém put to us:

There is nowhere outside our block to put a machine. How does the equipment get up?

Through the building, in most cases. We assess at the visit whether anything can legally and safely stand in the street, and where it cannot, the gear goes up the stairwell or the lift and out through the hatch, with the bagged waste coming back down the same way. It is slower than working from a platform and it needs a key holder present, which is exactly why we sort it out in advance. Improvising on the morning is how a job either does not happen or happens unsafely.

The roof was cleaned two winters ago and the moss is back. Was it done properly?

Probably, yes. In this part of Sintra the combination of inland humidity, morning mist off the hills and blocks that shade each other means recolonisation is normal rather than a sign of poor work. What a good clean plus treatment does is buy you a longer interval and stop wet growth holding water against the tiles in the meantime. Anyone promising you an end to the moss is selling something that does not exist here. Periodic attention is the realistic model.

Our condomínio never agrees on anything. Is there any point calling you?

There is, because a visit and a report do not need a vote. We can come, look at what is reachable and give you a written account with photographs of the covering, the gutters and the downpipes. That turns an argument between neighbours into a factual document the administração can circulate before the next meeting. Buildings that have gone round in circles for seasons often move quickly once everyone is looking at the same photographs of their own roof.
