The work starts exactly there: gathering what exists, working out what is missing and requesting from each authority the certificates that reconstruct the property's current situation, without guessing at anything along the way. In practice that means requesting the certidão permanente, the land registry certificate issued by the conservatória (registry office), checking the caderneta predial urbana, confirming that the tax record matches what is actually built, and collecting plans and licences held in the câmara municipal (town hall) archive. Belém also has a great deal of alojamento local — licensed holiday rental — around Junqueira, Pedrouços and the riverfront, and that registration carries duties of its own: up-to-date details, guest reporting, insurance in force, the registration number displayed.
