Algés is a dense patch of decades-old buildings with shops at street level all around, from the centre and Alto de Algés through Miraflores, Dafundo and Cruz Quebrada. Two kinds of paperwork turn up here constantly. The first belongs to condominiums: atas (the minutes of owners' meetings) left scattered by a succession of administrators, a building insurance policy nobody can locate, builders' estimates mixed in with old invoices, letters from the câmara municipal (town hall) or from utility companies that were never answered. The second belongs to the small shops, with licences, notifications and registrations that have to be current and easy to lay hands on. In either case we begin by rebuilding the archive. We gather what exists, ask the authorities for copies of whatever has been lost, order everything by date and by subject, and produce an index that anyone can use after us. For a condominium that means leaving minutes, insurance, maintenance contracts, accounts and correspondence in one place. For a shop it means having the prior notification to hand, the licence to occupy public space if there is a terrace, the electronic complaints book properly registered, and the proofs an inspection may ask to see. We also take on the overdue requests sitting at the câmara and at the junta de freguesia (parish council), and follow them until there is an answer in writing. There are limits we respect without exception. We are not lawyers (advogados), legal agents (solicitadores) or certified accountants (contabilistas certificados): we do not interpret the condominium rules, we give no opinion on disputes between owners or with tenants, and we do not handle condominium accounts or a shop's bookkeeping. Nor do we take the place of the condominium administrator in his legal duties. We organise, request, submit and keep track of deadlines, and when a matter calls for a qualified professional we say so plainly, leaving the documents ready for that appointment. The work is set down in writing, with a list of what was requested, from whom and on what date.
