House & Building Construction in Almada

Most building work in Almada happens on a plot that already has neighbours on both sides. The town grew in waves, so what is left to build on tends to be an infill plot in Feijó, Laranjeiro or Sobreda, with a party wall each side and a narrow street in front. We build houses from scratch on plots like these, add extensions to homes that have outgrown their families, and strip apartments back for full renovation. We also carry the paperwork, which for anyone who did not grow up with the Portuguese system is the part that causes the most anxiety and the most delay.

About our service in Almada

The first job on any Almada site is reading what the plot allows, and it happens long before anyone orders materials. The municipal plan sets how many floors you may build, how far the house must sit from the boundaries, how much of the plot you may cover and what height the street accepts. Two plots of identical size can yield very different houses depending on where they sit. We check this first, because a design drawn against the plan costs months to correct, and those months are the expensive part of any project, not the bricks. We check it with the council rather than from the estate agent's description. Then comes the process itself. The architectural design goes to the Câmara Municipal de Almada, followed by the engineering disciplines: structure, water and drainage, electrical, gas, thermal, acoustic and fire. None of them is optional and all of them have to agree with each other, because changing the architecture means revisiting the structure and usually the services too. Work starts only once the council issues the permit and the site record book is opened, and finishes with the licença de utilização, the use licence that lets you register, rent out or sell the property without trouble later. We also chase the requests for additional documents, which are the single most common reason a file sits untouched for months. On site, the Almada particularity is space. An infill plot has nowhere to store materials and little room to manoeuvre, and the streets in Feijó and Cova da Piedade will not tolerate a lorry parked all morning. We stage deliveries, protect the neighbours' party walls before touching the structure, and agree concrete pours and demolition days in advance because those are the noisy ones. We work Monday to Saturday, 9am to 8pm, and we are closed on Sunday, which neighbours tend to appreciate more than anything else we say to them.

Frequently Asked Questions

What people ask us most in Almada:

I have bought a plot in Sobreda. Can I start building?

Not yet. A new build needs the architectural design approved by the Câmara Municipal de Almada, the engineering disciplines submitted and the construction permit issued before any machine touches the ground. Starting early is not worth the risk: work without a permit can be stopped, and legalising it afterwards is always harder and slower than doing it in the right order from the beginning.

What does it cost to build a house in Almada?

There is no figure that fits every project, and anyone who gives you one over the phone is guessing. The cost moves with the floor area, the number of storeys, the slope and the soil, the foundations those dictate, the level of finish and the services that have to be brought to the plot. We look at the ground, read the design, then put a no-obligation quote in writing with the work itemised.

Do I need my neighbours' permission to extend?

Usually not, provided you respect the distances to the boundaries and do not open windows over their property. You do need the council, because adding floor area is a planning operation subject to control. If the extension leans on a shared party wall, a conversation with the neighbour becomes unavoidable, and it is far better to have it before the work starts than halfway through.
