On a house with grounds, autumn is the season that fills our diary. Leaf litter, pine needles and the grit that washes off unpaved drives collect in yard gullies and in the first chamber, and once that mat is in place, water from the roof and waste from the house both back up. It shows itself in odd places, often as an outside gully overflowing onto a terrace rather than as anything wrong indoors. The remedy is to lift the covers and clear the trap and the chamber, which is straightforward once you can find them; on a property where paving, gravel or planting has gone in since the house was built, finding them is genuinely half the job, and we treat it as part of the visit. Off the mains network, a blockage may not be a blockage. If a septic tank is full, nothing downstream of the house will move, and the first symptom is usually a WC that fills and empties very slowly followed by a smell around the tank. Many owners, especially those who bought a house here from abroad, have never been told that the property is unconnected, and the discovery arrives at an awkward moment. Establishing which system you are on is the first thing we do, because it decides whether the answer is clearing a run or emptying a tank. Inside the houses and the flats in the vila, the ordinary causes apply: wipes that do not break up, cooking fat that sets in the pipe, hair in shower traps. What we ask before we arrive is that you stop using the affected fixture and keep caustic drain products away from it, particularly on a private system, where they kill the bacteria the tank depends on. We clear with rods, a drum machine and a wet vacuum, and we use a camera where a run blocks repeatedly. My outside gully overflows every autumn. Is there a way to stop it?
A leaf guard over the grating and a clear-out before the wet season begins prevents most of it. What it cannot prevent is needles and fine grit, which pass through any guard and settle in the trap, so the chamber still needs opening periodically. It is far easier to do that in September than in December.
Nobody can tell me where the inspection covers are. Is that a problem?
It is common here and it is solvable. We follow the line from the house and look for the logical positions, then lift what we find. Once located, it is worth marking them on a plan or leaving them accessible, because every future visit becomes much shorter.
The house is damp and there is a drain smell in the downstairs bathroom. Are the two related?
They can be, though not always. A trap that has dried out or a partial obstruction letting gas past the water seal will produce a drain smell regardless of humidity. Damp in the walls is a separate matter. We look at the drainage side and tell you plainly if what we find does not explain the smell.
