Every arrangement starts with the keys and a written record. We keep a labelled set, meet each guest or tenant at the property, hand over the keys and any gate remote, walk them through the meters, the water heater, the bin days and the parking, and record the state of the property with photographs. The same inspection happens at departure, so nothing about damage, cleanliness or missing items comes down to whose word you believe. Cleaning is coordinated to the pattern of use rather than a fixed template. A weekend booking during the town's festival week means a rapid changeover with fresh linen and a restocked kitchen; a worker leaving after a few months means a full end-of-tenancy clean including the oven, extractor, fridge and inside of cupboards. Laundry is prepared off site and delivered ready, and consumables — cleaning products, paper, bin bags, bulbs, kitchen basics — are restocked and itemised. The preventive work is what protects a property that spends most of the year closed. Moita's older riverside houses are prone to rising damp and salt bloom on lower walls, and flats in the centre share the usual faults of ageing stock: water heaters that fail to ignite, blocked traps, shutter straps that snap, gutters and downpipes choked with leaves. On each visit we ventilate, run the taps, test the heater and the electrical panel, check under sinks and along ceilings, inspect the roof line and gutters after rain, and photograph anything that has changed since last time. Small repairs are handled immediately; larger jobs are quoted before we begin. For purely empty properties the visit becomes a security and condition check: shutters and doors verified, letterbox emptied of post and municipal notices, garden or yard kept from becoming a fire risk in summer, and a report sent with dated photographs. Guests and tenants speak to us in Portuguese, English or French at the time problems actually arise, which is usually the evening — and that call comes to us in Moita instead of ringing in another country at midnight.
