In season, the changeover is the whole job. We inspect the property as soon as guests leave, get the clean, the linen change and the restock done inside the window you have set, and check everything again before the next arrival. Sea air and beach use dictate the specification: sand out of shower trays, drains and door tracks, salt film off windows and balcony rails, terrace furniture washed, and the outdoor space left as inviting as the interior, since in Sesimbra that is usually where guests spend the evening. Check-in is done in person because the old streets down to the fort and the beach are steep, narrow and impossible to park in during August. We meet guests, hand over keys and fobs, explain the entryphone, the parking reality, the bin points and the beach access, and give them the practical local briefing — the fish restaurants along the seafront, the boat trips, the Cabo Espichel road, the walk up to the castle and the coves at Ribeiro do Cavalo and Meco. Out of season the service becomes protection. Closed houses are visited on an agreed cycle: rooms ventilated to fight the damp that comes off the sea, taps run and WCs flushed so traps do not dry out, water heater and electrical panel tested, walls and ceilings inspected for mould and staining, shutters, windows and doors checked after storms, gutters and roof lines cleared of leaves and salt debris, and outdoor furniture stored or covered. Metalwork, hinges, locks, railings and gate motors are checked for corrosion, which on this coast begins early and does not stop. Small repairs are dealt with during the visit; anything larger is photographed, explained and quoted before we begin, so no money is spent on your Sesimbra property without your agreement. Guests are supported in Portuguese, English and French at the hours problems appear, and every changeover and every winter check produces a dated report with photographs — the only realistic way for an owner abroad to know what state a seaside house is actually in.
