Check-out is inspected room by room, the laundry volume of a five- or six-bedroom quinta is coordinated with the linen supply in advance, and the clean is sequenced so the pool terrace, outdoor kitchen and dining areas are ready at the same time as the bedrooms. Where a group has used a barbecue or held a family lunch outdoors, the outside spaces get as much attention as the interior — that is usually what the next guest photographs first. Between stays we keep the setting presentable. Lawns and hedges are cut on a cycle so nobody arrives to knee-high grass in June, terraces and paths are swept clear of leaves and pine needles from the Arrábida slopes, pool water is kept clear and skimmed between guests, and outdoor furniture and parasols are checked, cleaned and put back where they belong. Irrigation timers, borehole pumps and gate motors are tested rather than assumed, because on a rural property those are the failures that spoil a stay. Check-in on a quinta takes time and we allow for it. Guests arriving down narrow lanes with poor signage are guided in, shown the gate and alarm codes, the mains taps and fuse board, the pool rules, the bin arrangements and how the heating works on a cold night, and given straightforward directions to the José Maria da Fonseca and Bacalhôa estates, the Sunday market and the road over to Setúbal. Small repairs are handled during the round; anything larger is photographed and quoted first. Guest support is in Portuguese, English and French, which matters for the French, Dutch and British visitors who make up much of Azeitão's wine-tourism traffic. Consumables for a big house are managed as stock, not guesswork: linen sets, towels, cleaning products, kitchen basics, pool chemicals and gas bottles are counted and reordered before they run out. You receive a written report with photographs after every changeover and after every check on a property left closed.
