Moisture Detection in Queluz

Arranja Já covers moisture detection in Queluz, including Queluz centre, Massamá, Monte Abraão, Belas and Pendão. Most of the housing here was built between the 1970s and the 1990s, in blocks of a very recognisable type: hollow brick cavity walls, single-glazed or early double-glazed frames, exposed gable ends, balconies that residents have since enclosed, and flat roof sections over the upper flats. These buildings age in predictable ways, which helps, but the symptoms of their different faults look almost identical from inside. Our surveys measure the moisture in walls, ceilings and floors, establish which mechanism is producing the damage, and hand you the readings with a plan of what to do first.

About our service in Queluz

The gable end is where a lot of Queluz damp originates. On a block where one flank is fully exposed, that wall takes the driving rain and cools faster than the rest of the building, and the flats along it report broad damp bands and winter mould. It can be rain slowly entering through cracked render or a failed joint, or it can be condensation on the coldest wall in the flat, and the readings separate the two: infiltration wets the wall through its thickness, while condensation leaves the interior of the wall dry and the surface damp with a low temperature behind it. Getting this wrong is how a condominium ends up paying to render a wall that needed nothing. Enclosed balconies are the other recurring source. Glazing a balcony creates a cold, barely ventilated space, and it is usually where the laundry goes. Moisture builds up on the frames and the parapet, then works into the adjoining room. Alongside that we look at ceilings under flat roof terraces, where a failed detail shows inside at a distance from the fault; at bathrooms with an extract that no longer works; and at ground-floor perimeters where moisture rises from below. Our method is comparison: readings across the affected surface, dry references on the same construction, values followed to their peak, surface temperatures recorded. Weather matters, so we ask when the mark first appeared and how it behaves through the year, and we suggest a second reading when the first is genuinely ambiguous. You get a written report with the values, photographs, the origin we can support and the order of works. We survey only. A pipe losing water belongs to our water leak repair service, render and waterproofing to our bricklaying team, and decoration to the very end, once the wall is dry. Where the cause lies in a common part of the block, the report is written to be presented at a condominium meeting.

You receive the written report and the readings behind it regardless of the outcome. If the cause sits in a common part, or if one visit cannot separate rain from condensation, the report states that and names the conditions that would.

Frequently Asked Questions

Questions we are often asked in Queluz:

Our condominium wants to render the whole gable because of damp in three flats. Is that justified?

It might be, but it should be decided on readings rather than on the appearance of the wall. Sometimes an exposed flank really is letting rain through and the render is the right answer. Just as often the wall is sound and simply cold, and the damp inside is condensation, in which case rendering will change nothing and the work is wasted. We measure the flats and, where access allows, the outside, and the report gives the meeting something to vote on.

The frames of our enclosed balcony run with water in winter. Is that a fault in the glazing?

Not usually. An enclosed balcony is a cold space with very little air movement, so any moisture in it, especially from drying clothes, condenses on the coldest thing available, which is the metal frame. The glazing is doing what it was fitted to do. What is missing is ventilation and a way to keep the moisture out of that space, and the report sets out both, plus what to do about the adjoining room where the mould has spread.

Damp appeared in my flat after the block was repainted. Could the painting be responsible?

It can be, and this comes up more than people expect. A coating that seals the outside face of a wall stops it from drying outwards, so moisture that used to evaporate stays in the masonry and comes through on the inside instead. Readings taken at several depths and heights show whether the wall is holding water rather than receiving it, which points to the finish rather than to a leak.
