Getting to the property is the first part of the job here. Lanes narrow to a single vehicle, house numbers give up, gates sit behind hedges, and the streets around the vila fill with day visitors at exactly the hours a changeover has to happen. Before a first visit we ask for a map pin, a photograph of the gate or entrance, and a clear account of who holds a key and where it lives. It sounds fussy; it is the difference between a flat that is ready when the guest arrives and one that is not. Then there is the serra's own climate. A house shut up between two bookings does not stay as it was left. Moisture settles into bedding, wardrobes and anything upholstered, cold walls behind furniture take on a bloom, and the first thing an arriving guest notices is the smell rather than the dust. So the changeover here begins by opening the house up and getting air moving while the beds are stripped. We do not leave beds made up between bookings unless you ask us to, and we keep the spare linen sealed and dry rather than folded in a cold cupboard. Where we find mould we clean it off the surface, photograph it and say plainly whether the cause looks like ventilation rather than dirt, because spraying over it helps nobody. Arranja Já has a separate moisture detection service when a wall needs measuring instead of guessing. The rest is the standard reset: bathrooms cleaned and descaled, the kitchen cleared and the fridge emptied, wood floors washed with the right amount of water and no more, shutters and window frames done, ash and hearth dealt with where the house has a wood burner, waste separated and taken out, consumables topped up from the stock we keep on site. Then the inventory check, the photographs, and a note of anything an absent owner needs to know before the next arrival.

Guests say the house smells damp when they arrive. Is that a cleaning problem?
Partly, and we would rather be straight about the rest. Air that has been sealed in a stone house on the serra for a few days smells of the serra, and cleaning alone will not change that. What helps is opening the property and moving air through it before the arrival, keeping bedding out of cold cupboards, drying down cold surfaces, and dealing with surface mould where it appears. Where the cause is a structural damp problem, we photograph it and tell you, rather than perfuming the room.
My property is hard to find and the lane is narrow. What do you need from me?
A map pin, a photograph of the entrance, the name on the gate if there is one, and a written arrangement for the key: a key safe, a neighbour, or your property manager's box. If the last stretch is unsuitable for a vehicle, tell us, because it means carrying linen and equipment and we build that into the time we hold for you.
Should the beds be left made up between bookings?
In this microclimate, usually not. Linen left on a bed in a closed house absorbs moisture and arrives at the next guest feeling cold and smelling of the room. We prefer to strip after each stay, store spare sets sealed and dry, and make the beds up as part of the changeover before the arrival. If your booking pattern makes that impractical, say so and we will work out the least bad arrangement with you.
