Summer changeovers are the core of the job. We work to fixed check-out and check-in times, inspect the flat as soon as the previous guests leave, and get the clean, the linen change and the restock done inside the window instead of hoping. Sand is the local enemy: it gets into showers, drains, door tracks, sofa seams and beds, so floors, drain traps, shower trays and outdoor spaces are done properly every time rather than once a week. Laundry is planned as a supply chain — sets counted, prepared before departure day, and rotated so a Saturday with three changeovers does not depend on a single washing machine. Check-in is done in person because guests arriving in Costa da Caparica in August are tired, hot and often lost among near-identical blocks. We hand over keys and building fobs, explain the entryphone and the lift, the rubbish and recycling points, the beach shower rules and the parking reality in high season, and give straightforward directions to the beach bars, the Transpraia train down to Fonte da Telha, the market and the bus back to Lisbon. Complaints are pre-empted rather than answered later. Upkeep in a beachfront town is dictated by salt and sand. Aluminium window and door tracks are cleaned so they slide, shutter mechanisms are worked and lubricated, drain traps and shower wastes are cleared before they block, air-conditioning filters are cleaned before the heat arrives, and corroding balcony fittings, hinges and outdoor lights are caught early. Small repairs happen on the spot; anything larger is photographed, explained and quoted before we start. Out of season the work changes shape. Between lets we run periodic checks on flats standing empty from October onwards: ventilating rooms, looking for damp behind wardrobes and in north-facing bedrooms, running taps, testing the water heater and confirming shutters and doors are secure after a winter storm. Guests and owners are dealt with in Portuguese, English and French, and every changeover and every check produces a dated report with photographs and a stock note.
