Nothing about this is a job for a resident with a ladder. The tiles on a pre-war Campo de Ourique building are thin, brittle and often already cracked, and they take no weight at all; stepping on them breaks the very courses that are keeping water out. Working at height off a parapet above a busy street, with no lift to move anything and stairs that turn back on themselves at every floor, is how people come off a roof, which is the accident this trade is known for. Cleaning them is fiddly, slow, and worth doing before winter. Watch out too for the rear extensions and yard covers behind these blocks, plenty of which are sheeted in old corrugated fibre cement. We do not clean it. Sheeting of that age may contain asbestos, and brushing, washing or cracking it puts fibres into the air, so we stop, put it in the report and explain that removal is specialised regulated work for a licensed firm rather than ours. We do not test for asbestos. And since the covering is a common part, the cleaning decision belongs to the condomínio, not to one owner. Two things we will not oversell. Moss comes back: the slope facing the light well and the north pitch above Prazeres get little sun, so growth returns and treatment simply widens the gap between cleans. And cleaning is not repair. On roofs of this age, taking the growth off exposes slipped tiles, corroded fixings and zinc guttering that has rusted through, all of which we photograph and describe; where a covering has reached the end of its life, replacement is the answer and we will say so. The work is planned and weather-dependent, never on wet tiles or in wind, and the right moment is before the rains.

Water pours out of the downpipe onto the pavement every time it rains. Is that the roof?

Usually it is the gutter or the hopper at the top of that pipe rather than the covering. Leaves, moss torn off the tiles and grit collect at the outlet, water backs up over the edge and comes down the front of the building instead of inside the pipe. Clearing it is a proper job with access equipment, not something to lean out of a window for. What clearing it also does is show you whether the pipe itself has split, which is a repair we will report rather than disguise.

The damp is on my flank wall by the light well. Would cleaning the roof help?

Very possibly, because in these buildings the light well drains through a small gutter and outlet at the bottom that nobody has looked at for years. Once it silts up, water spreads into the surrounding walls quietly and shows up as damp on the inside face. We clear the shaft and its outlet as part of the work and photograph the state of it. If the plaster or the render in there has failed as well, that is repair work and it goes in the report as such.

Only my flat is affected. Do I really need to involve the condomínio?
