The first thing worth saying is the least commercial. Walking on a roof covering breaks it: old Lisboa tiles were never made to carry a person's weight and they crack under a boot with no sound to warn you. A fall from a roof is the classic accident in this trade, and it is exactly why we go up with the equipment and protection the job needs while you stay on the ground. In the older parishes there is frequently no way up from outside at all. The only route is through the stairwell, a top-floor flat, or a neighbouring roof that abuts yours, so access is agreed with the people concerned before a date is booked. If your building or its annexe is roofed in old fibre cement, the corrugated grey sheeting seen over garages, sheds and rear extensions across the city, we will not clean it. Older sheets of that kind can contain asbestos, and brushing, pressure washing or breaking them releases fibres. We stop, tell you what is up there, and explain that removal is specialised regulated work for a licensed firm. It is not our trade, and we do not carry out asbestos surveys. Where the roof belongs to a building rather than a house, it is a common part: the decision to clean it sits with the condomínio, not with one owner on the top floor, however much the damp is theirs. Two honest limits. Moss comes back. A shaded north slope in Campolide, or an elevation onto a courtyard that never sees sun, will green over again; anti-moss treatment stretches the interval between visits rather than ending them. And cleaning is not repair. Once the growth is off we almost always find cracked tiles, missing fixings or guttering rusted through, which we record, photograph and tell you about. A covering at the end of its life needs replacing, not washing. The work is planned and weather-dependent, since we do not go up onto a wet covering or in strong wind, and the sensible moment to book is before the rains arrive.

There is no way onto my roof except through the flat above mine. Is that a problem?

It is normal in the older parts of the city and it is solvable, but not on the day. In Graça, Arroios and much of the Baixa the only hatch is inside a top-floor flat or on a landing, and sometimes the practical route is across a neighbouring building whose roof runs into yours. We need permission from whoever controls that route before anything is booked, which usually means a word with the condomínio or the neighbour. We ask about it at the quote stage precisely so the day of work is not wasted on a locked hatch.

My top-floor ceiling is staining. Can I just have my own part of the roof cleaned?

The stain is yours but the roof is not. In a Lisboa building the covering is a common part, so cleaning it is a decision for the condomínio rather than for the owner underneath it, even when that owner is the only one suffering. What we can do individually is come and look, clear the guttering serving your elevation where that is reachable, and give you a written report with photographs that you can put in front of the assembleia. That report is often what finally moves the decision along.

Will a strong pressure wash get old Lisboa tiles properly clean?

It will get them clean and leave you worse off. High pressure lifts the surface off an old clay tile, drives water under the covering and shifts fixings that were only just holding, so the leak arrives after the cleaning rather than before. We assess the covering first and work at low pressure with treatment doing the slow part of the job. Where the tiles are too far gone to take even that, we say so and stop rather than take the work.
