Pressure Washing in Lisboa
We cover Lisboa, and our team travels out to buildings across the city, from the Baixa and Chiado up through Graça and Arroios to Areeiro, Estrela, Campolide and the Avenidas Novas. Almost everything we are asked to wash here sits on old fabric: calçada portuguesa pavements, lioz thresholds and steps, tiled frontages, lime-pointed masonry and small rear courtyards that never see the sun. That changes the job completely, because the real risk is not the dirt, it is the damage. A lance held too close scoops a lime joint hollow, opens the grain of soft stone and lifts the glaze off an azulejo. So we look at what a surface is actually made of before deciding how to clean it, and we say plainly what will come back and what will not.

About our service in Lisboa
The substrate decides everything on a Lisboa job, so pressure is matched to the substrate rather than turned up until the grime shifts. Calçada portuguesa is bedded in sand; washed hard, it loses that bedding and the cubes begin to rock and sink. Lioz has an open grain that a narrow jet will roughen permanently. A glazed azulejo panel gives up its enamel at the chipped edges long before the dirt gives up its hold. We therefore begin with a small test in a discreet place, low behind a downpipe or on a return wall, and set nozzle, distance and pressure from what that test shows. Preparation takes as long as the washing. Window frames and thresholds are taped and sheeted, doorbell panels and light fittings covered, meter cupboards and any external electrical box protected, and courtyard planting screened or soaked first. Neighbours count as well, since a jet in a light well throws dirty water across two flats' worth of windows. Where the water goes matters too: slurry, moss and paint flakes should not be driven straight into a rainwater gully, so gullies are covered and residue is swept and collected before the final rinse. Water is a resource we do not waste, and because summers here are dry and municipal restrictions on water use can apply, we plan the sequence to use less of it. We would rather set out the limits in advance than surprise you with them. Graffiti on porous stone or bare render usually leaves a shadow because the pigment has already travelled into the pores, while on paint or glaze it lifts far more cleanly. Ingrained oil, rust runs from old ironwork and long-established biological staining behave the same way, and some stains will not come out however patiently they are treated. A shaded, damp elevation greens over again in time. Washing also comes before decorating and never after it, and where the building sits in a protected part of the city the appearance of a cleaned facade is worth checking with the câmara first.

Frequently Asked Questions
Questions we hear most from owners and building managers in Lisboa:
Can the calçada in front of the building be washed without loosening it?
Yes, provided the pressure and the angle are right. Calçada sits on a sand bed, and a hard jet aimed into the joints washes that bed out, after which the cubes work loose under foot traffic. We wash it with a wider fan, from further back and with the lance kept moving across the surface rather than driven down into the gaps, and we test a square metre in a corner first to see how sound the joints already are. Where cubes are loose before we arrive, we point that out, because washing will show it up rather than cause it.
There is graffiti on the lioz doorway. Will it disappear completely?
Probably not completely. Lioz is porous, and spray pigment travels into the stone rather than sitting on top of it, so what usually remains after treatment is a faint shadow visible in certain light. Fresh tags come away far better than old ones, and paint on a sealed or glazed surface next to it will clean up almost fully. We treat the stone with the gentlest method that works, build up only if we must, and show you the result on a test area before doing the whole doorway so you can decide whether it is worth going further.
Who arranges water and power in a building with no outside tap?
We settle that at the survey, because it is the detail most often left out of a quote and the one most likely to stop a job. Options include a tap in a ground-floor flat or shop, a hose run from a courtyard, a bowser of our own for smaller work, and for power a socket that will take the machine safely rather than a shared landing point on an old circuit. If neither exists we say so before quoting, since it changes both the method and the time on site.
