Pressure Washing in Alfama

We work in Alfama, and our team travels out to the Castelo, Mouraria, Sé, Santa Apolónia and the Escadinhas de São Miguel largely on foot, because a good part of the neighbourhood cannot be reached by van at all. The buildings are old, the walls hold damp, the steps and landings are worn stone, and graffiti arrives here faster than anywhere else we cover. None of that argues for maximum pressure; it argues against it. Lime mortar, tired render and painted azulejo all give way well before the dirt does. So we come to look at the surface and the access together, tell you what can realistically be recovered, and set the method out in writing before any water is switched on.

About our service in Alfama

Here, pressure is matched to the substrate more carefully than almost anywhere, because most of what we wash cannot be replaced. Lime pointing is softer than the stone around it, and a jet held close scoops it out, leaving a channel for water to get in. Old azulejo loses its glaze at chipped edges. Render patched repeatedly over a century comes away in sheets if it is pushed. The first thing we do, then, is a small test somewhere discreet, usually behind a downpipe or on a low return wall, and we set nozzle, distance and pressure from what it tells us. Sometimes the honest answer is that a wall should be washed by hand and rinsed gently instead. Access shapes an Alfama job as much as the masonry does. Where no vehicle can get near, machines and hose runs are carried up the steps, so we check in advance where water and power can be drawn from, since not every building has an outside tap or a socket that will carry equipment safely. The streets fall steeply and water goes wherever gravity sends it, which is why gullies are covered, residue is swept and collected rather than flushed down the hill, and mud is kept off neighbouring doorsteps. We also keep consumption deliberately low: summers are dry, municipal water restrictions can apply, and a job planned around less water is a job that finishes without interruption. Protection comes before anything else. Doors and frames are sheeted, letterboxes and meter cupboards covered, light fittings taped, and neighbours warned when the noisy stage will be, which in a building with holiday guests below matters more than usual. On graffiti we are blunt about the outcome: on paint or glaze it generally lifts well, but on porous stone or bare render the pigment has soaked in and a ghost tends to stay, so some stains will not come out and you should hear that from us beforehand. Damp, shaded walls will green again over time. Where painting is planned, washing goes first and the wall is left to dry properly. Terraces and old roof coverings are inspected before any decision, and a fragile covering is not washed at high pressure.

Frequently Asked Questions

What Alfama owners and short-let hosts ask before booking:

There is no vehicle access to my street. Can you still work?

Yes. A large share of what we do in this neighbourhood is reached on foot, with equipment and hoses carried up from the nearest point a van can stop. What we need to know first is the walking distance, the number of steps, and whether water and power can be taken from your building or a neighbour's. That is exactly what the site visit is for, and it is also what makes the difference between a straightforward morning and a job that needs different kit, so we would rather see it than guess from photographs alone.

Will washing the stairs and escadinhas damage the steps or leave them slippery?

Worn stone can be cleaned safely, but it has to be read first. Old treads are often dished and polished, and a hard jet will open the grain and make them rougher in patches rather than cleaner. We use a wide fan at moderate pressure, keep the lance moving, and treat biological growth chemically rather than mechanically where that is kinder to the stone. Cleaned stone is usually less slippery than the algae film that was on it, though we always rinse thoroughly and let the treads dry before they go back into normal use.

The rear wall goes green again every winter. Is washing it pointless?

Not pointless, but it is worth knowing what to expect. A wall that stays shaded and damp offers ideal conditions for algae and moss, and washing removes what has grown without changing the conditions that grew it, so growth returns. What lengthens the interval is treating the surface after cleaning, improving drainage or ventilation where that is possible, and dealing with any leak or rising damp feeding the wall. We will tell you which of those apply to your wall instead of promising a permanent result.
