In Lisbon, the cleaning of a building's common parts is decided at the owners' meeting and then runs for a whole year without anyone mentioning it again, until the day somebody complains. That is why we always start the same way: a walk through the building with the manager, a written record of the initial condition of the stairs, landings, lobby and letterboxes, and the list of what is actually being contracted. We photograph anything already damaged before we take the building on, whether that is a stone stained years ago, a handrail with lifting varnish or a scratched pane. Nobody can then blame us for what we did not do, and the owners know exactly what to expect from us. The city's housing stock calls for different methods from one street to the next. In the Baixa and around the Graça, the stairs are old stone and marble, worn down by use, and they take neither acidic products nor standing water: neutral detergent, a well-wrung mop and immediate drying, because water left on porous stone leaves a mark. In the buildings of the Avenidas Novas and Areeiro, with wide lobbies, a concierge desk and glazed doors, the work sits mainly in the glass, the skirting and the dust that settles on high surfaces. In the walk-ups of Arroios and Campolide we clean from the top down, floor by floor, so the team never soils what it has already finished. What usually goes wrong in a condominium is not the floor washing, it is the bin area, the refuse store and the garage, the jobs nobody wants and which always get left for later. They go into the schedule on a set day, with the floor and the walls washed and disinfected as high as the splashes reach. We work Monday to Saturday, between 9am and 8pm, on a fixed day and time agreed with the manager, so residents know when the stairs will be wet. We bring our own equipment and consumables, and we report in writing anything we find out of the ordinary: water coming through a garage ceiling, a blown bulb, a broken pane.
