About our service in Lumiar
A gated estate in the Lumiar is in practice a small neighbourhood with its own management. There are several blocks, a gate, private pavements and roads, grassed areas and, almost always, one shared garage serving the lot. What confuses many cleaning proposals is the boundary between what is common to a block and what is the estate's outdoor space. We define it in detail on the site visit, block by block, and write it into the work plan: pavements and outdoor steps swept, ramps scrubbed, entrances and atriums washed, stairwells by floor, garage by sector. Without that drawing, there is always a zone each side thinks belongs to the other, and which nobody cleans. The green areas change the workload through the year. Cut grass spreads across the pavements and comes into the atriums stuck to people's shoes; the pines and the trees around the Quinta das Conchas leave needles and leaves on the outdoor steps and the drainage grates. We set our day for the day after the gardeners, sweep the needles before washing and keep the grates clear, which is what stops puddles forming at the block entrances in heavy rain. In the children's play areas the work is litter collection and washing the surface, not maintaining the equipment. Inside the blocks the pattern is that of recent buildings: a glazed atrium, a lift, access corridors and stairs that are little used but still gather dust. We clean the lift mirrors and button panels, the handrails and the fire doors, and we keep the garage swept and washed sector by sector, in rotation, so nobody is asked to empty the whole thing on one day. We work Monday to Saturday, 9am to 8pm, with a fixed day per block, our own equipment and consumables, and a written record handed to the manager after every visit.
