About our service in Lumiar
We work in one direction, downwards, and in one state, dry before wet. Debris, offcuts and packaging leave the flat first, along a route we protect. Then ceilings and diffusers, tops of doors and cabinets, glass, frames, skirtings, and the floor last of all. The reason for extracting dry is simple and it is the mistake we see most: a mop taken to a room still loaded with cement dust turns that dust into a slurry, which runs into the joints of a floating floor, into the grout lines of large-format tile and into the seams of composite stone, and drying hard where it lands. Reversing that takes longer than doing it properly the first time, and on a fibreboard-cored floor the water damage does not reverse at all. Glass, frames and ventilation are where the real hours sit. Sliding doors onto a balcony have deep runners and drainage slots that fill with grit; large panes show every mistake in the light; aluminium profiles hold mastic smear and, worse, adhesive from protective film left in place too long. All of that is cleared mechanically before anything is washed. Extract grilles and air-conditioning vents are cleaned too, because a system that ran or simply stood open through the works has stored fine dust that will come back into the room as soon as it is switched on. If we think the ducting itself needs specialist attention, we will tell you rather than pretend a surface clean solved it. There are limits, and we set them out at the quote. Cement cured onto composite stone, paint dried into a grout joint, silicone dragged beyond its bead, glass scored by a trowel or by baked-on tape — permanent, or close enough that forcing it would do more harm. We name those before we treat the area. We also do not do the builder's snagging: touch-in paint, missing grout, a skirting that will not sit down is for your contractor or for our bricklayer service. Construction waste is taken to an authorised disposal point. Our hours are Monday to Saturday, 9am to 8pm, closed on Sunday, and we book the clean against the real completion of the works. Expect the fine dust to keep falling for a few days afterwards; a lighter second pass is often part of the plan.

The kitchen was refitted and the worktop has cement marks. Can you save it?
Usually yes on quartz or a sintered surface, if the marks are recent and thin — thorough dry removal first, then a neutral product and patience. What we will not do is attack a composite worktop with an acid or an abrasive pad to make it look quick, because that leaves a dull patch you will see in every light for the rest of the worktop's life. Where cement has properly cured on, we will tell you what is realistic before starting.
Our condomínio only allows building traffic through the common parts at set times. Is that workable?
Yes, and it is better to know it up front. We plan the debris removal into whatever window the building allows, protect the lift and the corridor while we are using them, and clean the route afterwards. It sometimes means the job runs across two visits instead of one, which is worth saying at the quote stage rather than discovering on the day.
Is it worth cleaning before the removal van arrives, or after?
Before, always. Every surface is reachable while the flat is empty — behind radiators, on top of the wardrobes, inside the window runners, along the tops of the doors. Once the furniture is in, the dust still coming out of the building settles into upholstery and mattresses and behind heavy pieces, and no amount of later cleaning gets it all back out. If your move date is fixed, we will work back from it.
