Painting over damp does not fix damp, and in these developments we still find stains under roof terraces, mould in bathrooms and utility rooms with poor extraction, and marks where a window head has never been properly sealed. New paint over a wet wall lasts a season. The order is diagnosis with moisture-detection, then repair through bricklayer for render and waterproofing or water-leak-repair for a pipe, then decorating. Finally, the housekeeping: the facade, the communal stairs and the garage areas are common parts, so the condomínio has to approve work on them, and most developments here restrict the hours when work can be done and require the goods lift to be booked.

Reinforced tape and a flexible repair improve the odds on a minor case. If it keeps returning we would rather tell you that and suggest a technical opinion on the cause than take money for a third repair that fails.
Can our condominium have the entrance and stairwell repainted?
Yes, but it is a collective decision. The entrance, the stairwell, the corridors, the garage and the facade are common parts, so the condomínio has to agree to the work and the spend, normally through the assembly or the administrator. We are happy to survey and provide a written quote for the administrator to circulate. The schedule then has to respect whatever hours the building rules set for noisy work, and we plan lift and access protection with them.
