Professional Painting in Benfica
We cover Benfica, and our team travels out across Grão Pará, Calhariz, the Estrada de Benfica, the Pupilos do Exército area and São Domingos de Benfica. The stock is genuinely mixed here: older blocks with tired hallways next to newer developments, and a high proportion of flats that are let rather than owner-occupied. That produces a particular kind of work. Turnarounds between tenants, where the walls have taken years of furniture and picture hooks. Enclosed balconies that were glazed in later and now suffer condensation. Bathroom ceilings speckled with mould because the extraction never really worked. And communal staircases nobody has repainted since the building went up.

About our service in Benfica
A letting turnaround is quick work done properly or it is a waste of money. The temptation is to roll a coat of white over everything and hand back the keys, but the marks that made the flat look tired come straight back through: the grease above the cooker, the black scuff along the hallway at furniture height, the shadow where a wardrobe stood against a cold wall. We wash down the surfaces that need it, fill the fixings, make good the damaged corners, seal the stains that would otherwise bleed, and then recoat complete walls corner to corner instead of patching. A dabbed repair on a wall that was painted years ago always shows, because the old white has aged and the new one has not. Enclosed balconies are their own problem. Glazing in a balcony turns a ventilated outdoor space into a cold, poorly aired room, and warm indoor air condenses on its walls and glass. The result is mould in the corners and paint that will not hold, and painting over damp does not fix damp: the wall needs the moisture load reduced through ventilation and, if the water is coming from outside rather than from the air, the cause dealt with. It is the same message for a bathroom ceiling. A fungicidal wash and a coat of paint will buy you months, not years, unless the extraction and the damp source are addressed. Where we cannot tell by eye, moisture-detection is the sensible first step, with bricklayer for plaster and waterproofing and water-leak-repair if a pipe is losing water. Communal areas come up a lot in Benfica because the staircases are working hard and look it. That work is not something a single owner can commission: the stairwell, the entrance, the light well and the facade are common parts and the condomínio has to agree to both the work and the cost, usually through the assembly or the administrator. We will survey and quote in writing so there is a real figure to put to the owners, and we schedule within the hours the building rules allow for noise.

Frequently Asked Questions
What Benfica landlords and residents ask us:
The bathroom ceiling goes mouldy again every winter. What is the fix?
Not paint on its own. Mould on a bathroom ceiling is almost always moist air that has nowhere to go, so it condenses on the coldest surface. Washing off the growth and applying a fungicidal finish helps and looks better, but it treats the symptom, and it will be back if the extraction is weak or the window is never opened. Improve the ventilation, and if the ceiling is wet rather than merely damp with condensation, get the cause identified with moisture-detection before decorating, since water from the flat above is a different matter entirely.
Can you just paint over the marks the last tenant left?
We would rather do it properly, and it usually costs less in the end. Marks get filled, cleaned and sealed where they would bleed, and then we recoat the whole wall from corner to corner. Painting a patch on a wall that was decorated years ago leaves a visible cloud, because the surrounding white has aged and the fresh paint has not, so the flat looks patched rather than refreshed. Tell us what state the flat is in and we will quote for what it actually needs.
My enclosed balcony has mould where the wall meets the glazing. Why?
Because glazing in a balcony creates a cold, badly ventilated room where warm damp air from the flat condenses. That water then sits in the corners, which is where the mould appears and where paint stops sticking. Ventilating the space properly is the first move. If the wall itself is wet, water may be entering from outside through the render or a joint, and that needs identifying with moisture-detection and repairing through bricklayer before there is any point in painting it.
