About our service in Benfica

A large share of our Benfica work is renovation that has stalled halfway. Bathrooms and kitchens in these flats are being redone one at a time, often years apart, and each round means chases cut for new pipework, a wall taken back, a floor lifted where an old drain ran the wrong way. Then the trades leave and nobody closes it up. We do that stage: filling and reinforcing chases so they will not show through the paint, rebuilding openings where a door or a shower has moved, screeding an uneven floor before tiling it, and tiling the walls. Knowing the sequence saves money — the bricklayer works after the plumber and the electrician and before the painter — and we will say so if you are calling us in the wrong order. Enclosed balconies are a Benfica speciality. Many were glazed in years ago to gain a utility area or a small room, and the detail where the old balcony floor meets the new frame is where problems begin: the original slab was designed to drain outwards, so once the space is closed in, water that gets past the frame has nowhere to go and sits against the wall. We rebuild those junctions, waterproof the floor properly and retile, and where the balcony edge has spalled and exposed reinforcement we cut back to sound concrete and rebuild the profile. On render, we cut out what has blown, look for why water reached it, and rebuild with a mortar chosen for the wall in front of us rather than the strongest mix in the van. On cracks we prefer honesty to reassurance. A fine crack in the render that has not moved is a straightforward cut-out-and-fill job. A crack that runs through the wall, steps diagonally along the joints or is measurably wider than it was last year can be structural, and that calls for a technician to assess it — not more filler. The same applies to any request to open a wall between rooms. Elsewhere the process is simple: we visit, look properly, and give you a written quote with no obligation, priced on area, substrate condition, materials, access and floor level, rubble removal and access equipment. Timescales are agreed before we begin, noisy work is kept within the hours your building's rules allow, and we work Monday to Saturday from 9am to 8pm, closed on Sunday.

My glazed balcony floods when it rains hard. Can that be fixed?

Usually yes, once the cause is identified. Water tends to come in at the base of the glazing or through the junction between the frame and the original balcony slab, and because the space is now enclosed it has no way out. We rebuild that junction, waterproof the floor and turn the finish up at the edges so any water is contained and directed out, then retile. If the glazing frame itself is the weak point, that needs sorting alongside the masonry.

How do I know whether a crack in my wall is serious?

Location and behaviour tell us more than width. Fine, stable cracks in render, especially over lintels and beam ends, are a finishing matter. Cracks that go right through the wall, run diagonally in a staircase pattern along the joints, appear on both faces in the same place, or keep opening over months deserve a technician's assessment before anyone fills them. We would rather tell you that than sell you a repair that hides the evidence.

Do you do small jobs, or only whole rooms?

Small jobs are a lot of what we do here — a run of tiles replaced, a chase closed, a doorway squared up, a step rebuilt. We do ask to see it first, by photo and then in person, because a small job in an old building sometimes turns out to sit on a bigger problem, and we would rather know that before quoting than discover it with the wall open.
