The edge of my balcony is breaking away and I can see metal. Is that serious?
It is worth acting on. When the concrete cover over the reinforcement is lost, the steel corrodes, expands and pushes more concrete off, so the damage widens on its own. Our block dates from the 1950s. Do you use the same materials as the original build?
We match the behaviour of the original rather than copying it blindly. The first builders used a strong cement render on brick, and on facades in reasonable condition we continue in that vein. Where a wall is holding damp, or where repeated patching has left a hard shell over softer material, a more permeable lime-based mortar performs better because it lets the wall dry out instead of sealing the moisture in.
