The single most frequent problem we are called to here is water coming through a balcony or terrace. The tiled surface you walk on is not the waterproofing; the membrane beneath it is, and where that layer was skimped at the upstand, at a drainage outlet or at the junction with a sliding door, water finds the gap. It then travels along the slab and appears as a damp patch on a ceiling one floor down. We open up the failing section, check the fall towards the outlet, install a new waterproofing system with the upstands properly formed, and retile. Because the consequence lands in someone else's flat, this is rarely a private matter: the affected neighbour, and generally the condomínio, need to be part of the conversation from the outset. Inside, the walls behave differently from older stock. Partitions are frequently thin hollow brick or plasterboard on studs, which means a heavy mirror, a wall-hung unit or a cistern frame cannot simply be screwed to them, and it also means cutting a chase for new pipework can go straight through. We work with that: reinforcing openings, fitting proper backing where weight has to be carried, and making good after plumbers and electricians so the finish does not crack along the line of the repair a few months later. Tiling is the other constant — bathrooms and kitchens being reconfigured, hallway floors relaid, and hairline movement cracks appearing where a lightweight partition meets a concrete slab, which we cut out and repair rather than simply filling. Logistics in these buildings are formal, and we would rather respect that than fight it. Access is normally through the service entrance with the goods lift booked in advance through the concierge, protection laid in the lift car and the lobby, and rubble taken down in bags to a point agreed with the building. Condominium regulations here almost always set the hours in which noisy work may be carried out, so cutting and breaking gets scheduled inside those windows. We survey first, quote in writing with no obligation, and agree the timescale before starting. The figure depends on the area, the condition of what we find under the tiles, the materials, access and floor level, and rubble removal. We work Monday to Saturday, 9am to 8pm, and not on Sunday.

We open the wall where the fixing has to go, build in solid backing or a proper support frame, then close and tile over it so the load transfers into something that will hold. It is a small job that prevents a large one, and it is far easier to do while the room is stripped than to retrofit once everything is tiled and plumbed in.
