Bricklayer & Masonry in Alfama

Alfama asks more of a bricklayer than almost anywhere else in the city, and we work in it with our eyes open. Around the Castelo, the Sé, Mouraria and the Escadinhas de São Miguel there is no getting a vehicle to most front doors, so sand, mortar, tiles and every bag of rubble travel by hand up steps and along lanes. The buildings themselves are old, thick-walled and often damp, and very few have a lift. Alfama also sits within a protected historic area, so external appearance and materials are regulated, and any work reaching structure needs a technician's project and a licence from the câmara municipal. About our service in Alfama

The walls here are not modern walls. Behind the render you commonly find rubble stone bedded in earth or weak lime mortar, sometimes tabique partitions of lath and plaster, and both were built to move slightly and to dry out through their surfaces. Skim a wall like that with a rigid cement mortar and the moisture has nowhere to go: it collects behind the render, pushes it off in sheets and often reappears higher up. So we use lime-based mortars on old fabric, and we look for the reason a wall is wet before we close it. In these lanes the reason is frequently a neighbour's failed waste pipe, rain driven onto a wall that never dries in shadow, or ground moisture rising through the base of the building. Much of what we are called out for is smaller and more practical. Bathrooms and kitchens in Alfama flats get rebuilt in a corner of a room that was never square, tiles crack where a floor has always flexed, and a plumber or electrician leaves open chases that someone has to fill properly. We do that making good, retile walls and floors, rebuild steps worn hollow by use, and seal the small terraces and roof landings that leak onto the flat below. On cracks we are straight with you: a fine, stable crack we cut out and fill, but one that runs right through the wall, opens in a staircase pattern along the joints or keeps widening may be structural, and that needs a technician to look at it rather than a bag of filler. Planning matters more here than the work itself. We agree how materials will reach the flat and where the rubble goes, because in Alfama there is no skip outside the door and often no legal place to leave a van while loading. Neighbours are within arm's reach, so noisy stages get scheduled, and condominium rules commonly restrict the hours in which they can happen. If the job involves the facade, the roof or any shared part of the building, the condomínio must agree first. We survey, quote in writing, and set a timescale before starting. There is no vehicle access to my building. Is that a problem?

It is normal for us in this neighbourhood, and it is one of the things we assess on the visit. We work out where a van can legally stop, how far the materials have to be carried and up how many steps, and whether the rubble has to come down in bags. It does change the effort a job takes, which is why we prefer to see the route rather than quote blind from a description.

The render keeps coming off my wall no matter who repairs it. Why?

Usually because the wall is still taking in water, or because the previous repair used a cement mortar on masonry that has to breathe. Either way the new layer fails from behind. We try to identify where the moisture is coming from first, then rebuild with a lime-based mortar suited to the original fabric. If the source is a neighbour's pipework or a shared roof, that needs sorting before any finish will last.

Can you knock through between two rooms in my old flat?

Only after it is established what the wall is doing. In these buildings many internal walls carry load, and removing or opening one up requires a project drawn by a qualified technician and authorisation from the câmara municipal. If the wall is a light partition, it is a simpler job. We will say which situation you are in at the survey, and we will not open a wall on the strength of an assumption.
