Bricklayer & Masonry in Lisboa

Arranja Já covers Lisboa for brickwork, rendering, tiling and small masonry repairs, and our team travels out to flats and houses right across the city. The building stock changes street by street here: rubble stone and tabique behind the facades of Graça and Estrela, post-war brick in Areeiro and Campolide, concrete frames in the Avenidas Novas. Each substrate takes a different mortar and a different method, so we look at the wall before quoting rather than afterwards. Much of Baixa and Chiado also sits inside protected historic areas where external appearance, materials and joinery are controlled, and any work touching structure needs a project from a qualified technician plus authorisation from the câmara municipal. We say that at the start.

About our service in Lisboa

Masonry work in Lisboa begins with reading the wall. A rendered surface in Graça may sit on rubble stone, or on tabique — timber lath filled with plaster — and covering either with a hard cement mortar traps the moisture those walls need to release, which is how a smart new finish turns into blown, hollow-sounding render. On older buildings we therefore work with lime-based mortars that let the masonry breathe. Where render has already failed because water is getting in, we look for the source first: a cracked sill, a weeping waste pipe, a terrace above with no fall. Closing up a substrate that is still wet only pushes the problem a few months down the road, so we would rather find the cause and tell you what putting it right involves. The job Lisboa residents struggle most to get done is making good. A plumber replaces a stack, an electrician chases in new cabling, and the flat is left with open channels, holes through partitions and a missing run of tiles that nobody wants to take on. That is everyday masonry for us: filling and reinforcing chases, rebuilding openings, matching tiles where matching is possible and saying plainly when a discontinued pattern cannot be matched. It helps to know the running order too. The bricklayer follows the plumber and the electrician and comes before the painter, and if you are coordinating a renovation — particularly from abroad — sequencing the trades that way stops you paying twice for the same wall. Logistics count in the city. Getting sand, blocks and tiles into a building off Avenida da República means finding somewhere legal to stop a van, and even a modest job produces rubble that has to leave the site properly instead of stacking up in the courtyard. We plan that with you. Where work touches a facade, a roof or any common part of the building, the condomínio has to agree before we start, and most condominium rules also limit the hours when noisy work is allowed. Anything involving a load-bearing wall, a beam, a column or a slab needs a technician's project and a câmara municipal licence, and we raise that at the survey rather than halfway through.

Frequently Asked Questions

Questions we are asked most often about masonry in Lisboa:

My flat is in a protected part of central Lisboa. Does that change what can be done?

Outside, yes. Large parts of the centre fall within protected historic areas, where the external look of the building, the materials used and the joinery are all regulated. The exact perimeter and the rules within it vary from street to street, so the câmara municipal is the place to confirm what applies to your address. Internal work is usually more straightforward, though anything structural still needs a technician's project and a municipal licence. We do not handle those applications on your behalf.

Can you come in and patch up once my plumber has finished?

That is one of the things we do most. We close and reinforce the chases, make good the holes through partitions, refit or replace tiling around the new pipework and leave the surface ready for the painter. Tell us what was opened up and roughly where, and send a photo if you can, so we bring the right mortar and adhesive with us on the day.

How do you work out the price for a masonry job here?

From what we see at the survey. The area involved, the condition of the substrate underneath, the materials the wall calls for, the floor level and whether there is a lift, how a van can be parked for loading, the volume of rubble to be carted away and whether any scaffolding or access equipment is needed all move the figure. You get a written, no-obligation quote afterwards, with a timescale agreed before we start.
