Professional Painting in Lisboa
Arranja Já covers Lisboa for interior and exterior painting, and our team travels out to flats and houses right across the city. What sits behind the existing paint changes street by street: lime plaster on rubble stone in Graça and Arroios, tall corniced rooms in Estrela, post-war brick in Areeiro, plasterboard partitions in the newer blocks off the Avenidas Novas. Each of those wants a different primer, and the wrong choice is why fresh paint blisters inside the year, so we look at the wall before quoting rather than afterwards. Where a room is damp we say so plainly instead of covering it, because paint is a finish and never a cure. Facades and stairwells in Baixa or Chiado bring in the condomínio as well, and in the protected parts of the centre the municipal rules on external appearance.

About our service in Lisboa
Most of what decides a paint job in Lisboa happens before the first coat goes on. Old distemper and limewash go chalky under your hand, kitchen and hallway walls carry a film of cooking grease, and a surface previously done in enamel is far too glossy to hold anything new. Paint rolled straight onto any of those will lift away in sheets whatever the tin promises. So we wash the surfaces down, sand back the flaking and the shine, cut out and fill where the plaster has blown, and pick a primer for what is genuinely underneath: breathable over lime, stain-blocking over old water marks, an adhesion primer over gloss. On corniced ceilings in Estrela that also means cutting in by hand where no roller will reach. The second thing worth saying out loud is that painting over damp does not fix damp. A stain on a bedroom wall in Arroios, or mould blooming across a Campolide bathroom ceiling, is telling you water is arriving from somewhere. Cover it and it returns through the new finish. The order that works is diagnosis, then building work, then decoration: our moisture-detection service traces where the water is getting in, bricklayer takes care of rendering and waterproofing, water-leak-repair deals with a pipe that is losing water, and we paint once the wall is sound and dry. Cracks follow the same logic. A fine shrinkage crack is opened, filled, reinforced and painted and stays closed; a crack that is still moving will come back through any filler, and we would rather send you for a technical opinion than pretend otherwise. Then there is living with the work. Most flats here are occupied while we paint, so we go room by room, sheet the floors, move and cover the furniture, mask the joinery, keep the place ventilated and put it back in order at the end of each day. Doors and windows are a job apart from walls, with degreasing, keying back the old finish and a primer matched to old timber, metal or PVC. Anything on a facade, a stairwell or another common part needs the condomínio's agreement first, and building rules usually limit when noisy work may be done.

Frequently Asked Questions
Questions Lisboa residents ask us most often about painting:
The wall stains keep coming back after every repaint. Why?
Because the paint was never the problem. A stain that reappears means water is still reaching that wall, whether from a failed sill, a leaking waste pipe, a bridged party wall or condensation in an unventilated room. New paint hides it for a few months and then the mark bleeds through again. Have the source identified and dealt with first, through moisture-detection and then bricklayer or water-leak-repair as needed, and only decorate once the plaster is dry. Otherwise you are simply paying to paint the same wall twice.
Can I have the front of my building repainted on my own initiative?
No. A facade is a common part of the building, and so are the stairwell, the light well and the entrance hall, so the condomínio has to agree before anything is done to them. If your flat is in a protected historic area of the city, the colour, the render and the materials on the outside are regulated too. The perimeters and the rules differ from one street to the next, so the câmara municipal is the place to confirm what applies to your address. We do not handle those applications for you.
How is the quote for a Lisboa flat worked out?
From what we see at the survey. The area of wall and ceiling, the condition of the substrate, how many coats the colour change needs, the ceiling height and whether platforms are required, the floor level and the presence of a lift, how much furniture has to be moved and protected, and the amount of filling and joinery work all shift the figure. You get a written, no-obligation quote afterwards and a timescale agreed before we start.
