Moisture Detection in Lisboa

Arranja Já now covers moisture detection in Lisboa, and our team travels out to every part of the city. The housing stock here is unusually mixed: thick stone and tabique walls in the Baixa and Chiado, early twentieth-century blocks in Estrela and Campolide, planned buildings around Areeiro and the Avenidas Novas, and refurbished flats in Graça and Arroios where the render is new and the wall behind it is not. The same brown stain or patch of mould can come from three completely different sources, and each one is put right in a different way. We measure how much moisture sits inside walls, ceilings and floors, work out where the water is coming from, and hand you a written report with the readings and a treatment plan you can act on.

About our service in Lisboa

Damp in Lisboa comes down to three origins, and telling them apart is the whole point of a survey. Condensation appears when humid indoor air meets a cold surface — a window reveal, an external corner, the wall behind a wardrobe — and it is both the most common problem we are asked about and the most often mistreated. Rising damp is ground water climbing through the base of a wall, easy to find in buildings put up long before anyone thought to lay a damp-proof course. Infiltration is water entering from outside: a cracked parapet, a blocked saguão gully, a failed balcony threshold. Older Lisboa flats frequently suffer more than one at the same time, and the cement render applied during an earlier refurbishment usually makes matters worse, because a wall that needs to breathe can no longer dry. Where damp shows is not where it enters. Water travels through masonry and reappears at the lowest or coldest point it can reach, sometimes a room away. So we do not trust the stain. We take readings across the affected surfaces and compare them with sound areas of the same wall, look for cold spots, check how the flat is ventilated and heated, and inspect the outside wherever we can reach it. Timing counts as much as the instrument: infiltration reads clearly after rain, condensation during a cold spell, rising damp in every season. When a first visit in Arroios or Campolide is not conclusive, and on old buildings that does happen, we say so and propose a second set of readings at another time of year instead of guessing. What you receive is a diagnosis, not building work. The report sets out the readings, photographs, the origin we have identified and the steps in order of priority. If the values point to water escaping from a pipe under pressure, we tell you and hand the job to our water leak repair service. If the answer is render, waterproofing or a new damp-proof detail, our bricklaying team can quote for it, and painting comes last, once the wall has dried. That order matters: repaint a wet wall in Graça and you will be repainting it again next winter.

You always leave the visit with the written report, whatever it says. If one visit is not enough to be certain of the cause, we put that in writing and tell you what a second reading would settle, rather than inventing an answer.

Frequently Asked Questions

Common questions about damp surveys in Lisboa:

Why did repainting my Lisboa flat not solve the damp?

Because paint covers the mark, not the cause. If humid air is still condensing on that corner, or ground water is still climbing that wall, the coating fails from behind within a season or two. The order of work is fixed: identify the origin, treat it, let the wall dry, and only then close up and redecorate. Our report is written to let a builder and a decorator work in that sequence.

The mould is in the corners of my bedroom and behind the wardrobe. Is water getting in?

Usually not. That pattern is the signature of condensation: those surfaces are the coldest in the room and the least ventilated, so moisture from cooking, showering and breathing settles there first. Rendering the wall would change nothing. The readings tell us whether the wall itself is wet inside or only damp at the surface, which is the difference between building work and a ventilation fix.

Can you measure a flat in the Baixa before I sign for it?

Yes, and it is one of the more useful things you can do before committing. We read walls, ceilings and floors, pay particular attention to freshly finished surfaces, ground floors and anything backing onto a saguão, and give you a written report with the values. Ask for the survey while you still have room to renegotiate or to plan the works properly.
