Post-Construction Cleaning in Parque das Nações
In the towers around Oriente, Cabo Ruivo, Olivais Sul and the Alameda dos Oceanos, the clean starts at the loading bay rather than at your front door. Goods lifts get booked, the concierge needs to know who is coming and when, and the lobby, corridor and lift car have to be protected while debris is taken down, because in a building of this kind the common parts are the first thing anyone complains about. We work throughout the neighbourhood. Inside the flats, the challenge is different from the old city: enormous glazed elevations, floating floors that will not take standing water, engineered and composite stone, and ducted ventilation that quietly stores every gram of building dust.

About our service in Parque das Nações
Sequence and floor type decide almost everything. Debris and packaging go out first, in bags and with the route protected. Then we clean downwards — ceiling diffusers, tops of doors, tall joinery, glass, frames, skirtings — and the floor comes last, after everything above it has been dry-extracted. That order matters more with modern finishes than with old ones. A laminate or engineered floating floor has open joints and a fibreboard core, so water left on it swells the boards permanently; polished concrete and micro-cement will cloud if a strong alkaline product is used; composite stone dulls under abrasives. So we identify the floor before choosing anything, and the wrong product on a good floor costs more to fix than the whole clean. The glazing is the biggest single item, and in a tower it is also the most visible one. Full-height panes, sliding units onto a balcony, aluminium profiles with deep runners and drainage slots: all of it comes out of the works carrying dust, mastic and residue from protective film. The runners and drains have to be cleared mechanically first, because grit dragged across a large pane leaves a permanent record of the mistake. Ventilation is the second item people forget. Fine dust is pulled into extract grilles and into air-conditioning ducting during the works, and if it is not taken out it blows straight back into a clean flat the first time the system runs. We clean the grilles and the accessible parts of the units. Now the honest part. Some marks stay. Cured cement on a composite stone worktop, paint dried into a grout line, silicone smeared past its bead, and glass scratched by a trowel or by protective film left on a sunny elevation until the adhesive cooked — those are damage and we say so before touching that area. Nor do we finish the contractor's job; snagging, touch-in paint and missing grout belong to whoever did the works, or to our bricklayer service. Debris leaves to an authorised disposal point. We are here Monday to Saturday, 9am to 8pm, closed on Sunday, and the date is set against the real end of the works, which in a managed building also depends on when a lift slot is available. A lighter second pass after the dust has finished falling is normal.

Frequently Asked Questions
What owners and condominium managers here ask first:
Our building requires the goods lift to be booked and the common parts protected. Can you work with that?
That is how we prefer to do it. Tell us the rules and the contact for the building and we will fit the loading window around them, sheet the lift car and the route from the flat to the bay, and sweep behind ourselves. Getting this wrong is what turns a clean into a dispute with the condomínio, so it goes into the plan before the date is fixed.
The flat has a floating floor. Are you going to mop it?
Not in the sense you are probably imagining. A floating floor is a laminated or engineered board over a core that swells if water sits in the joints, and after a building job the joints are exactly where the dust is. So it gets thorough dry extraction first, then a barely damp pass with a neutral product and no standing water. If your floor is polished concrete or micro-cement instead, we change products again, because those cloud easily.
Do the air-conditioning ducts really need doing?
The grilles and the accessible parts of the units do, and it is one of the most common omissions. During the works the system sits open in a room full of airborne cement and plaster dust, and it stores it. Clean the flat, leave the ducting, and the first time the air conditioning runs you get a grey film back on the surfaces you just paid to have cleaned. Full internal duct cleaning on a large system is a specialist job and we will say if we think you need one.
