Do I really need a screed before the bathroom is tiled?
In most flats of this age, yes. The existing floor is rarely flat enough for large-format tiles, and forcing them down with extra adhesive leaves hollow spots that crack under load. A levelling screed gives the tiles continuous support and lets the floor drain where a shower needs it to. We check the floor with a straightedge at the survey and tell you whether it is needed rather than adding it automatically.
The balcony was glazed in before I bought the flat and now the wall is wet. Why?
Because the balcony floor was designed to throw water off the edge, and glazing it in removed that route without replacing it. Water that gets past the frame collects at the base and soaks into the wall. The remedy is to treat the enclosed floor as an interior wet area: rebuild the junction with the frame, waterproof the floor with the membrane turned up at the perimeter, and retile. The glazing itself may also need attention.
