In one street a 1960s block off the Estrada de Benfica is having a bathroom rebuilt while the family stays put; a few minutes away a recent development in São Domingos or up at Grão Pará is finishing a full refit with modern floors and large glazing. The discipline does not change with the building. Waste out first, then downwards from ceiling to floor, and dry before wet without exception. In an older block that means the plaster dust has to be extracted from mouldings, door tops and the deep window reveals before a cloth goes anywhere near them. Mopping too early is the error that costs money: cement and plaster dust plus water equals a paste that keys into grout lines, into the joints of a floating floor and into the seams of a mosaic or terrazzo one, and it sets there. We also read the floor before choosing a product, because a laminate will not take standing water, natural stone will not take acid and micro-cement clouds if you get it wrong. Glass and frames take longer than anything else. Dust does not just sit on a window after works, it packs into the runners, into the rebate and into the drainage slots, and if it is left there the first wipe drags it across the pane and scratches it. So the frames are cleared mechanically, then the glass is washed. Ventilation grilles get done for the same reason in reverse: the dust that went into them during the works comes back out into a clean room the moment the extract or the air conditioning runs. And where a whole flat has been stripped, the dust keeps arriving for days afterwards out of grilles, gaps and the tops of tall furniture — one visit rarely settles it, so a lighter second pass is a normal part of the plan rather than an admission of failure. Some things do not come off and we would rather tell you at the quote. Paint that has dried into a grout line, mortar cured into a stone cill or threshold, silicone dragged past its bead, glass scored by a trowel or by protective film cooked on in the sun — that is damage. We point at each one before we treat the area. Snagging is also not our work: touch-in paint, missing grout and a skirting that was never bedded belong to whoever carried out the job, or to our bricklayer service. Debris goes to an authorised disposal point. We work Monday to Saturday, 9am to 8pm, closed on Sunday, and we set the date on the real end of the works.

We stayed in the flat during the works. Is the clean bigger because of that?
It is wider rather than deeper. The room that was worked on needs a full strip either way. What changes is that in an occupied flat the fine dust has travelled — into wardrobes, onto curtain rails, along skirtings in rooms nobody touched, into bedding if it was not sealed away. So we quote the worked room plus a decontamination pass on the rest, because cleaning only the building site leaves everything that will keep drifting onto it.
Can you take away the old tiles and the rubble the builders left in the yard?
Yes. Removal of construction waste is part of what we do and it goes to an authorised disposal point rather than into a household bin, which matters — building rubble is regulated waste. The volume is one of the things we look at on the visit, because a bathroom's worth of broken tile and a whole flat's worth of demolition are very different jobs to shift.
The builders left the protective film on the new window frames. Should we peel it off?
Yes, and sooner rather than later. That film is designed for a short period on site. Left on a frame or a bath through weeks of strong sun, the adhesive bakes and bonds to the surface, and removing it then is slow work that occasionally leaves a haze on the profile. If it has already been on for a long time we will do what the material safely allows and tell you plainly what remains.
