Professional Painting in Amadora

Arranja Já covers Amadora, working across Alfragide, Reboleira, Damaia, Venteira, Falagueira, Brandoa and Casal de São Brás. The city's housing was largely built between the sixties and the eighties, and the flats have particular habits. Single-skin gable walls stay cold, so moisture in the air condenses on them and mould appears behind wardrobes and in the corners of north-facing bedrooms. Windows of that era let heat out and hold condensation on their reveals. And with a lot of the stock rented out, we are often called in to prepare a flat between tenants. In all of it the same rule applies: find out why a wall is marked before you paint it.

About our service in Amadora

Condensation mould is the most common thing we are asked to paint over in Amadora, and it is the one job where paint alone always disappoints. Warm, humid indoor air meets a cold external wall, water forms on the surface, and mould grows wherever there is no air movement, which is why it appears behind furniture pushed against the gable and in the top corners of bedrooms. Washing the growth off and using a fungicidal finish improves things and looks better, but it does not change the physics: if the wall stays cold and the air stays humid, the mould returns. Ventilation, moving furniture a little off the wall and dealing with the moisture sources are what actually help. That is different from water arriving from outside or from a pipe, and it matters because the repair is different. Painting over damp does not fix damp in either case, but a stain spreading from a gable in the rain, a mark below the flat above or a soft patch of plaster near a soil stack is a defect to be repaired, not a habit to be managed. Our moisture-detection service establishes which of the two you are dealing with and where the water is coming from, bricklayer puts render, plaster and waterproofing right, water-leak-repair deals with a leaking pipe, and we paint once the surface is genuinely dry. Doing it in that order is what stops you paying twice. The rest of the work is straightforward decorating done properly. Original thin coatings from this era go chalky and need stabilising with a penetrating primer; hallway walls need degreasing at hand height or nothing will stick; fixing holes, knocks and worn arrises get filled and made good; and complete walls are recoated rather than patched, since a dab on paint that has aged always shows lighter. Interior doors and metal front-door frames are keyed, primed for their substrate and enamelled separately. And for the parts of the building nobody owns individually, the facade, stairwell, lobby and light well, the condomínio has to agree the work and the spend before it can go ahead, within the hours the building rules allow.

Frequently Asked Questions

Questions we are asked around Amadora:

There is black mould behind my wardrobe on the outside wall. Will painting stop it?

No, though it will look better for a while. That corner is cold and has no air moving across it, so humid air from the room condenses there and mould grows on the surface. Cleaning it off and using a fungicidal finish is worth doing as part of decorating, but the growth comes back unless the conditions change: ventilate the room, pull the furniture a few centimetres off the wall so air can pass behind it, and reduce the moisture you are putting into the air. If the plaster is actually wet, that is a different problem and needs diagnosing.

How do I know whether it is condensation or a leak?

Condensation shows as surface mould in cold corners, behind furniture and around window reveals, and it comes and goes with the weather and how the flat is used. A leak or a defect usually gives you a defined stain that spreads, plaster that has gone soft or salts on the surface, often below a bathroom or near a stack or a gable. If you cannot tell, moisture-detection will, and it is worth knowing before you spend anything on paint, because the repairs are completely different.

I let the flat out. What is worth doing between tenants?

The preparation, mostly. Wash the walls that need it, fill the holes and knocks, make good the corners in the hallway where everything gets scraped, seal any stains that would bleed and then recoat whole walls rather than dabbing patches, which always shows. Doors and frames repay a proper keying and enamelling too. That is what makes the flat show well; rolling white over marked, greasy walls looks fine on the day and poor again very quickly.
