Professional Painting in Algés
Arranja Já works in Algés, covering the centre, Alto de Algés, Miraflores, Dafundo and Cruz Quebrada. It is a dense strip between the hillside and the river, and the position tells in the paintwork. Elevations facing the Tejo take wind carrying salt and moisture, so exposed gables and window frames weather faster than they would a few streets inland. The buildings themselves range from older blocks with street-level shops to the towers of Miraflores, and many of the flats are let to people commuting into Lisboa by train. So we see a lot of turnaround work alongside exterior repainting where the condomínio has finally decided to act.

About our service in Algés
The exposed elevation is the recurring job here. A wall that faces the river gets sun, wind and salt-laden air, and the coating chalks: run a hand over it and it powders. Paint applied over that bonds to the powder rather than to the render, and sooner or later it peels away in sheets. So the wall is washed down hard, the failed coating is scraped and brushed off, biological growth is treated, cracks are opened, filled and reinforced, bare render is spot-primed and then the finish goes on. Access is planned before the work, because a gable above a busy street needs either scaffolding or a platform and neither is arranged on the day. Water is the first thing we look for. Painting over damp does not fix damp, and in Algés the water often arrives horizontally, driven into a crack or a poorly sealed window head by wind off the river, then showing up as a stain on the inside face of the same wall. Repainting the inside of that room is money thrown away. The cause has to be identified, which is what moisture-detection is for, then repaired: bricklayer for render, sealing and waterproofing, water-leak-repair if the water is coming from a pipe. Only then does painting make sense, and only once the plaster has dried out. Inside, the work divides between older flats and the newer towers. In the older blocks the plaster is solid but the paint history is thick, with glossy oil-bound hallways that need keying and chalky ceilings that need stabilising before anything else. In Miraflores the walls are smooth and modern, which means filler patches have to be sanded genuinely flat because the light will find them. Window frames, whether timber or metal, are degreased, rubbed down, treated for corrosion where needed and primed to suit the material before enamel goes on, with the manufacturer's drying time allowed between coats. Anything on the facade, the stairwell or the entrance is a common part, so the condomínio must agree first, and building rules normally restrict when noisy work can be done.

Frequently Asked Questions
Questions from Algés and Miraflores:
The outside wall powders when you touch it. Can you paint straight over it?
No, and anyone who says otherwise is selling you the same job again before long. That powder is the old coating breaking down under sun and salt-laden air, and new paint applied over it sticks to the powder, not to the wall, so it comes away in sheets. The surface has to be washed and brushed back to something sound, growth treated, cracks filled and reinforced, and bare render spot-primed. Then the finish has a substrate to hold on to.
There is a damp stain on my bedroom wall and it is an outside wall. What now?
Most likely wind-driven rain finding a crack, a failed sill or an unsealed window head on the exposed face, and appearing on the inside. Redecorating the bedroom will look good for a few months and then the mark will return, because painting over damp does nothing to the water. Have the entry point traced with moisture-detection, get the render or the seal repaired through bricklayer, or the pipe dealt with by water-leak-repair if that is the source, and let the wall dry before we paint it.
Our building wants the front repainted. How does that work?
It starts with the condomínio, because the facade is a common part and no single owner can commission work on it. Once the owners agree in principle, we survey, look at what access the street allows, and provide a written quote covering preparation, any crack repair and the coating specification. The work then has to fit the hours the building rules set for noise and whatever licence is needed to occupy the pavement, which is a matter for the câmara municipal rather than something we handle.
