We divide the job in two: the room the builders had, and everywhere the dust got to. The room gets stripped. Grout haze off the new tiling, cement film off the walls, silicone smear, the frame and the glass, the floor last, then sanitising. Everywhere else gets a decontamination pass, aimed at the surfaces people forget: the tops of cupboards and wardrobes, the curtain rails, the door frames, the skirtings in rooms nobody worked in, and the ventilation grilles. And the whole thing runs dry before wet. Take a mop to a room still holding cement dust and you turn it into a paste that keys into grout lines, into the joints of a mosaic floor and into the seams of a floating one, and once set it needs abrasion rather than cleaning. The floor decides the products, so we identify it before we open anything. A laminate or engineered board has a core that swells, so no standing water. Natural stone will be etched by anything acidic, which unfortunately is what shifts cement quickest. Micro-cement clouds. Newly laid porcelain is robust but will hold grout haze in a textured surface. Windows and frames then take more time than the rest of the flat combined — dust and grit pack into the runners and the drainage slots, and grit left in a runner is exactly what puts a permanent scratch across a new pane, so frames are cleared out mechanically before glass is washed. The parts we would rather say now than later. Some marks are not coming off: paint cured into a grout line, cement hardened onto a stone cill, silicone dragged beyond its bead, glass scored by a trowel or by protective film left baking on a south-facing window. We show them to you before treating that area. We also do not do the builder's snagging — missing grout, touch-in paint and a skirting that was never bedded properly go back to whoever did the works, or to our bricklayer service. Building waste is taken to an authorised disposal point, not put out with the household rubbish. And a refit sheds dust for days after the trades leave, out of the grilles and out of the gaps, so a lighter second pass is often the sensible plan. We work Monday to Saturday, 9am to 8pm, closed on Sunday, and we book against the real end of the works.
