About our service in Benfica
In Benfica the same manager often looks after buildings of different generations, with problems that have nothing in common. In the older blocks of the Estrada de Benfica and Calhariz, the entrance is small, opens straight onto the street and has letterboxes set into the wall. That is where unsolicited mail piles up, invariably ends on the lobby floor and has to be picked up by somebody; where the condominium allows it, we put a paper bin beside the boxes and empty it, and the problem disappears. In the estates of Grão Pará and Pupilos do Exército the lobbies are larger, with sliding glazed doors and an atrium leading to the lifts, and the work becomes mostly glass, dust on high surfaces and a large area of flooring. Glazed doors are the part of a condominium that shows most and the easiest to do badly. We clean both sides, including the frame and the bottom track, where grit collects and eventually stops an automatic door. Glass is done with a squeegee, top to bottom, and finished with a dry cloth at the edges, so it does not carry the arc of smear that gives away a rushed job. Where solar film or applied vinyl is on the glass, we use only water with neutral detergent and no scraper. Most of these buildings have a garage or covered parking, with an access ramp and a bin area. That is the area which decides the real quality of a contract: we sweep, wash the circulation lanes, scrub the ramp and wash and disinfect the container space, at the frequency agreed at the owners' meeting. We work Monday to Saturday, 9am to 8pm, on a fixed day, with our own equipment and consumables, and we report in writing to the manager anything needing repair, such as a buckled door track or a blown light in the garage.
