About our service in Lumiar

Whichever type of roof you have, do not go up to look. A flat roof feels reassuring underfoot until you meet a rooflight panel, a service duct cover or wet membrane near an unguarded edge, and an old quinta roof at Paço do Lumiar has thin tiles on tired battens that break the moment weight goes on them. Falls from roof level are what this trade loses people to, and a door onto a terrace does not make it safe. We come with the access and protection the building requires and you stay indoors. In the closed condominiums of Telheiras we book the route in advance and use the goods lift where there is one, because moving equipment and bagged debris through a residents' lobby suits nobody. The park trees are the local nuisance. Anything downwind of Quinta das Conchas collects leaf litter, twigs and seed in the guttering, and on flat roofs the same debris travels straight to the outlet and sits there as a plug, so water ponds behind the parapet rather than draining. Clearing all of it, along the whole run and at each gully, is the useful version of the job. Watch out too for the older service structures: garages, workshops and storage rows behind the Ameixoeira and around the edges of the older quintas are frequently roofed in old corrugated fibre cement. We do not clean it. Sheeting of that age may contain asbestos, and brushing, jetting or breaking it releases fibres, so we halt, note it in the report and explain that removal is specialised regulated work reserved for a licensed firm rather than for us. We do not attempt to identify asbestos. Two limits to keep in mind. Moss comes back, and under trees it comes back with enthusiasm, so anti-moss treatment should be understood as lengthening the gap between cleans and not as a permanent fix. And cleaning is not repair. On the pitched roofs the wash uncovers cracked tiles and loose ridge mortar; on the flat roofs, clearing an outlet exposes lifted laps and split upstands. Either way we photograph it, write it down and tell you when the honest answer is replacement rather than another clean. The work is scheduled and weather-dependent, since nobody works on a wet roof or in strong wind, and the sensible time to book is before the rain sets in.

We are downwind of the park and the gutters fill with leaves. Is treatment any use to us?

Treatment deals with growth, not with debris, so it will not stop leaves arriving. What it does is slow down the moss that establishes itself in the leaf mould and then spreads onto the tiles, which means the covering stays cleaner between visits. The debris still has to be lifted out by hand each time. We are straight about that split, because paying for treatment while expecting it to handle leaf fall is a false economy.

Our building is flat-roofed. Is there anything to clean at all?

More than people think. Flat roofs collect a fine sludge of grit, pollen and windblown litter that ends up in the gullies, and the shaded strip along a north parapet grows a black algal film that holds moisture against the surface. Cleaning it and clearing every outlet is genuine maintenance, not cosmetic. It also gives us a proper look at the upstands, laps and copings, which is where the condition report earns its keep.

The old house we bought at Paço do Lumiar has an outbuilding with grey corrugated sheets. Do you handle that?

Not the cleaning of it, no, and it matters that you know why. Sheeting of that type may contain asbestos, and any cleaning at all, brushing, washing, walking on it, breaking a corner, is exactly what puts fibres into the air. We will not touch it. We show you where it is, record it in the report, and explain that taking it off is specialised regulated work for a licensed company. We do not do that work and we do not survey for asbestos, so be wary of anyone who offers to pressure wash it.
