Roof Cleaning in Parque das Nações
Almost nothing in Parque das Nações has a pitched roof. The towers and blocks built from the Expo period onwards along Alameda dos Oceanos, the Passeio do Tejo and up through Cabo Ruivo and Oriente are topped by flat roofs and accessible terraces, which changes the job entirely. Instead of moss on tiles, the problem is standing water: rainwater outlets choked with silt, grit and plastic, parapet channels holding puddles long after the rain, and a membrane quietly ageing under it all. We work in the district on exactly that, along with the guttering and downpipes on the lower buildings and the older stock at Olivais Sul, and we write up the condition of what we find.

About our service in Parque das Nações
Because these roofs are largely walkable, people assume they can sort it out themselves, and that is where the trouble starts. A flat roof feels solid until you are stepping on a light or a skylight panel, leaning over a parapet with no edge protection, or standing on wet membrane. Falls from roof level are the accident this trade is known for, and the fact that a terrace has a door onto it does not make working at that height safe. We come up with what the job needs and you stay inside. On the towers this also means talking to the building first, because the sensible way to move equipment and bagged debris is the goods lift and a booked slot, not the residents' lift at eight in the morning. Where the district has a pitched roof it is usually on something older behind the newer frontage, and behind Olivais Sul and Cabo Ruivo there are still garages, storage rows and lock-ups sheeted in old corrugated fibre cement. We do not clean that material. Sheets of that age can contain asbestos, and scrubbing, pressure washing or cracking them puts fibres into the air. We stop at that point, tell the condomínio or the owner in writing what is there, and explain that removing it is specialised, regulated work for a licensed contractor rather than something we take on. We do not carry out asbestos surveys either. And on any block here the roof or terrace is a common part, so the cleaning is the condomínio's decision, not one leaseholder's. Be clear about two things. Moss comes back, including on flat work, where it takes the form of black algae and green film on north parapets and shaded corners; treatment lengthens the gap between cleans without abolishing them. And cleaning is not repair. Clearing an outlet often reveals a split upstand, a lifted membrane lap or a cracked parapet coping, which we photograph and report rather than paper over. The work is planned and weather-dependent, since a wet terrace and the wind that comes up the river are not conditions for working at height, and before the rainy season is the right time.
The roof and terrace work we do in Parque das Nações:

Areas We Serve
We cover Oriente, Cabo Ruivo, Olivais Sul, the Passeio do Tejo and Alameda dos Oceanos. On the taller buildings we agree the goods lift, the loading point and a time slot with the building manager before the visit, so the work does not collide with residents.

Frequently Asked Questions
Questions we get from Parque das Nações:
Water pools on our terrace for days after rain. Is that a cleaning job or a repair?
Start with cleaning, because a blocked outlet is the commonest cause and clearing it is straightforward. Silt, grit, cigarette ends and windblown plastic build into a plug in the gully, and once the water drains you can see what the surface is really doing. If it still ponds after the outlets run freely, the problem is fall or membrane rather than dirt, and that is a repair we will describe in the report rather than pretend to fix with a wash.
The terrace door is right there. Why should I not clear the drain myself?
Because the risk is not the drain, it is the height. Clearing a gully means kneeling near an edge on a wet surface, often with a parapet lower than it looks, and rooflights and service panels here will not carry your weight even though they look like part of the floor. Roof falls are what kill people in this line of work. Send us a photograph instead and let somebody go up who is set up for it.
Who decides on this, me or the condomínio?
The condomínio. In these buildings the roof and the communal terraces are common parts, so the instruction has to come from the administração or the assembleia rather than from an individual owner, even one whose flat is the one getting wet. Where an owner calls us first we are happy to visit, look at what is accessible and produce a written report with photographs that can be tabled at the next meeting.
