A flat built after Expo 98 has sound concrete and insulation specified at design stage, but it also has enormous glazed openings, run-through balconies and façades very exposed to the wind off the river. It is at those junctions that the construction fails first. The thermal image shows it unmistakably: a continuous cold band appears around the frame where air is getting in, or a diffuse cold patch where water has come in over the sill and is evaporating behind the plasterboard. Telling those two cases apart is what decides whether the repair is a sealant and a sill detail, or whether the window has to come out altogether. The inspection is done with the flat closed up and heated or cooled for a while beforehand, so there is contrast with the outside. We work along every opening, the accessible façade joints, the ceilings beneath balconies and the points where service risers cross floor slabs. In top-floor flats we also check the junction between roof and wall, because in a tower water getting in there drops several storeys before it shows itself. We always compare the thermal image and an ordinary photograph in the same framing, and confirm with a contact moisture meter, to separate cold air from cold water. In Parque das Nações many flats are still within the builder's warranty period or are let out long term or as holiday rentals, and what the client needs is documented material to put in front of the developer, the landlord or the insurer. That is why the work ends in a written report with the images and a technical reading of each one. We also say what the camera does not settle: it needs a temperature difference to read anything, it does not pass through walls, and when a suspicion remains without clear confirmation the next step is opening up at one point. We do not promise a result before we have looked.
