Please leave the height to us. On these blocks the covering is old tile over timber, laid on battens that have dried out over decades, and it simply does not hold a person's weight; the tiles crack underfoot and the crack is where the next leak starts. Working off a parapet four or five storeys above the Estrada de Benfica is the setting for the fall that this trade is best known for, and it is not something to attempt with a borrowed ladder on a Saturday. We arrive with the access equipment and protection appropriate to the building, do our work and leave; residents stay inside throughout. Access is often through a communal terrace or a hatch on the top landing, so it is arranged with the administração beforehand. The pattern with the downpipes is worth understanding. Water backs up because the gutter or the outlet has filled with moss torn off the tiles, wind-blown grit and leaves, then spills over and runs down the render, which is why the render goes first and the top-floor ceiling second. By the time the top-floor owner is complaining, this has become a building matter rather than a private one: the covering and the rainwater goods are common parts, so the decision to clean them sits with the condomínio. Identifying asbestos is not something we claim to do. Expect honesty rather than promises. Moss comes back, especially on the rear slopes that face the yards and never dry properly, and anti-moss treatment simply lengthens the interval before the next visit. And cleaning is not repair: once the growth is off, cracked tiles, missing fixings and guttering rusted through at the joints become visible, and we photograph and describe every one of them. A covering that has reached the end of its life needs replacing rather than another wash, and we will tell the building that plainly. Work is planned around the weather, never on wet tiles or in wind, and best done before the rains.

The front of our building is stained under one pipe. Does that mean the roof is finished?

Not usually, and it is worth checking before anyone panics. That stain is water leaving the system above the pipe, normally at a silted gutter or a blocked outlet, and running down the render instead. Clearing it stops the staining getting worse. What the clearing also reveals is whether the pipe or the gutter is split, and if it is, that is a repair, which we describe in the report rather than pretend a clean will solve.

Our block has never had the roof cleaned. Is it too late?

It might be, and that is an answer worth hearing before spending money on cleaning. On a covering that has been untouched for decades, the growth is often holding broken tiles in place and the value of our visit is the assessment, not the wash. We go up, photograph the slopes, ridges, flashings and gutters, and tell the condomínio whether it is looking at a maintenance clean or at a re-roof. We will not take on a clean that we think is pointless.

Who has to authorise this, and how do we get it moving?

The condomínio, because the roof and the rainwater goods are common parts of the building. The practical route is to have us visit, produce a written report with photographs and a clear scope, and then take that to the assembleia, since a documented condition and a defined scope are far easier to vote on than a general worry about damp. Any owner can ask us to come and look; only the building can commission the work.
