The older properties bring us the more delicate work. A velvet suite in a Monte Estoril flat, a linen-covered armchair by a window that has faced the Atlantic for fifty years, a large rug in a room that is barely used: these are not jobs to attack with maximum water. We identify the fibre first, test a hidden section for colour movement, and choose the amount of moisture accordingly. Sun-facing pieces are often weaker than they look, because ultraviolet light degrades fabric over the years and a strong clean can find the weakness rather than cause it. Where we see that, we say so before starting and use a low-moisture method instead. Sea damp is the shared enemy. Air off the Atlantic carries moisture and salt that settle into textiles and keep them from drying, and a property with shutters closed for part of the year magnifies it. The result is a mattress that feels heavy and smells stale even in a house that is spotless, and a sofa whose cushions never quite feel dry. This is also, and it is worth being blunt, the environment dust mites prefer: warmth and humidity rather than dirt. We sanitise both faces of a mattress, extract more than once, and are honest that the climate itself does not change. What changes is the residue and dust we take out, and whether the room is aired daily afterwards. Seasonal lets add the scheduling problem. Between June and September a flat by the linha turns over constantly, and hosts want the beds done between one departure and the next arrival. Drying does not allow it. Extraction leaves a mattress damp for hours and coastal air is slower than inland air, so we ask for a day without a booking and, ideally, for the work to be done in the quiet weeks before the season begins rather than in the middle of it. If a stain is discovered at the end of a stay, tell us what caused it and how long it has been there. Recent spills come out. Old rings, burns and bleached patches are permanent, and we would rather tell you that on the phone.
