Holiday Rental Management in Lisboa
Lisbon is the largest short-let market in the country and easily the most demanding one to run day to day. Flats in Baixa and Chiado change hands every second or third night, guests turn up late with heavy cases on streets where no car can wait, and the building around your flat is usually still full of permanent residents who notice every wheel on the stairs after midnight. Owners are often abroad, or here but working full time and unable to answer a phone at ten in the evening. Arranja Já covers the operational side across the city: check-in and check-out with key handover, coordination of cleaning and laundry, preventive upkeep and small repairs, consumables and stock, and guest support in Portuguese, English and French.

About our service in Lisboa
Check-in is where a Lisbon let is usually won or lost, so we meet guests in person instead of leaving them to find a lockbox on an unlit staircase. Keys and building fobs are handed over, the entryphone and the lift explained, the bin and recycling points shown, and the habits of the building spelled out before the first night rather than after the first complaint. Where the address sits on a street closed to traffic, in Graça or the older parts of Arroios, guests are told in advance where a taxi can realistically stop and how far they will be walking with luggage. Departures work the same way, with a walk-through so a missing key or a mark on a wall is found by us and not by the next arrival. Between stays we coordinate the clean and the laundry against your calendar rather than against ours. Back-to-back changeovers are ordinary in Areeiro, Estrela and Avenidas Novas, so linen is prepared ahead and the flat is checked after the clean, not merely after the guest. Consumables are restocked and written down — coffee, salt, soap, paper, dishwasher tablets, spare bulbs — and any inventory difference is noted. Preventive upkeep runs on the same round: taps and traps, the water heater, the extractor fan, blinds and window catches, so the recurring faults of city-centre flats are dealt with in daylight rather than at eleven at night with a guest inside. Working at street level also means working with the obligations attached to your activity rather than around them. The registo AL number belongs in your listings, an electronic complaints book has to be available to guests, civil liability cover is expected of the activity, the condominium rules apply to your guests exactly as they apply to residents, and the details of foreign guests must be reported to the authorities. Lisboa charges a municipal tourist tax, and the city applies containment zones for alojamento local whose perimeters are reviewed and change, so the câmara municipal is the only sound source on where matters stand. We work with the licence and paperwork you already hold; we do not file them for you.

Frequently Asked Questions
What owners in Lisboa ask us most often:
Can you take a check-in late at night in the centre of Lisbon?
Yes, when the arrival is agreed with us beforehand. We fix a meeting point that a taxi or a tuk-tuk can actually reach, wait for the guest, hand over the keys and walk them through the flat. If a flight slips, the guest calls us rather than you.
My neighbours complain about noise and rubbish. Can you do anything about that?
We brief every guest at check-in in their own language on the bin points, the collection habits of the street and the quiet hours set by the condominium, and we take the calls when a neighbour is unhappy. We cannot police a flat overnight, but most friction in Lisbon buildings comes from guests who were never told, and that part we can fix.
Can you register my flat as alojamento local, or advise me on the containment rules?
No, and we would rather say so. Registration and the mapping of zonas de contenção sit with the câmara municipal, the rules vary by município and change often, and the perimeters in Lisboa are reviewed periodically. Ask the câmara directly. We work on the ground with the registration and documents you already have.
