About our service in Lisboa
A city round means several properties in a single day, and the travelling between them is part of the work. Loading linen in Baixa or Chiado in the late morning is nothing like loading it in Areeiro: there is nowhere to leave a vehicle, resident bays are full, and half the streets are closed to through traffic. So we sequence the round by published check-out times and by how long the hop from one door to the next actually takes, and we carry what each flat needs rather than what the van can hold. Inside the window the order matters more than the effort. Beds are stripped first so the room airs while the bathroom is done; the bathroom is cleaned and descaled; the kitchen is cleared, the fridge emptied of whatever the guest left, hob and worktops degreased; then floors, glass and mirrors; then the reset to your listing layout. Nothing can be washed and dried in that gap, so we work with replacement linen and towel sets that rotate, and we keep consumables in the flat: toilet roll, soap, shampoo, kitchen paper, bin bags, dish tablets, coffee. Running out of loo roll should never trigger a second trip across the city. Most Lisboa short lets sit in buildings where people actually live, and that governs how we behave: no noise before the hour the condomínio allows, stairs and lift left clear, waste taken to the right containers at the right time instead of parked on a landing. Anything we find is photographed straight away, while the flat is still empty. A cracked hob, a burn on a worktop, a missing hairdryer, a stain on a mattress protector: recorded before the next guest arrives, that image is dated evidence you can put in front of a booking platform. Noticed a week later, it is only your word against a guest's.

Can you turn the flat around between a late-morning check-out and a mid-afternoon arrival?
That is the standard shape of the work and the way we plan the round. What we need from you is the published check-out and check-in times, reliable access, and enough linen and stock held on site so nothing depends on a second journey. If something breaks the window on the day, usually a guest leaving much later than agreed or a flat left in a genuinely bad state, we tell you at once and agree what to prioritise rather than quietly skipping half the list.
Who washes the sheets if there is no time to run the machine?
Nobody does, inside the window. A wash plus drying does not fit between two bookings, which is why the service is built on replacement sets: clean linen and towels come in, used ones go out. How many sets a flat needs depends on the number of beds and how often it changes hands, and we work that out with you at the start. We can take the used linen away to be laundered or leave it for the laundry you already use.
A guest claims the flat was dirty on arrival. Does your report help?
It is exactly what the report is for. The photographs are taken room by room after we finish and before anyone arrives, so they are dated and they show the state we left. We do not arbitrate the dispute with the platform or the guest, but you get a clear record to submit, plus our written note of anything that was already damaged or missing when we came in.
