Post-Construction Cleaning in Belém
Belém and Restelo mix two very different building types, and a post-build clean has to know which one it is in. On one side there are detached houses and 1940s villas up towards the Alto da Ajuda, with gardens, terraces and stone steps that take a beating during works. On the other there are senhorial buildings along the Junqueira and around Pedrouços, thick-walled, high-ceilinged, often being converted for letting. We cover the whole area. What the two share is the residue: heavy rehabilitation work in old fabric produces lime, brick and stone dust rather than the clean plasterboard dust of a new build, and that kind of dust is alkaline, gritty and very good at scratching things.

About our service in Belém
We start by getting the bulk out. Rubble, broken tile, plaster, packaging and offcuts are bagged and taken to an authorised disposal point, and on a house with a garden that also means the material the builders piled outside — mortar boards, tile crates, a heap of sand that has spread across the paving. Only then does the fine work start, and it runs downwards: ceilings and cornices, high joinery, doors and architraves, reveals and cills, skirtings, floors last. Dry first, wet last. Lime dust dampened with a mop makes a paste that greys into porous stone paving and into unglazed terracotta, and the older the stone the deeper it goes. Glazing is the long job in these houses. Large old windows, French doors onto a terrace, and often new units fitted during the works — all of them come out of a site with dust ground into the runners and mastic smeared across the frames. That has to be cleared mechanically before glass is washed. Where the works reached the outside, terrace paving and stone steps usually need stripping rather than mopping, and any air-conditioning grilles need attention too, because fine dust gets pulled into the ducting and blows straight back out the first time the system runs. On the honest side of the ledger: cement that has cured onto porous stone, paint dried into a grout line, silicone dragged beyond its bead and glass scratched by a trowel or by protective tape left in the sun are all permanent or close to it. We flag them, we do not quietly hope. Two more points. We are not here to finish the contractor's work — snagging, touch-in painting, missing grout, a loose skirting board is theirs, or a job for our bricklayer service. And a single visit rarely ends the dust in a heavy rehabilitation. It falls out of grilles, off wardrobe tops and out of the grooves for days afterwards, so a lighter second pass is often part of the plan and we say so at the quote rather than afterwards. We work Monday to Saturday, 9am to 8pm, closed on Sunday, and we fix the date on the real completion of the works, which usually is not the date first announced.

Frequently Asked Questions
What owners in Belém and Restelo usually want cleared up:
The works were outside as well — can you clean the terrace and the steps?
Yes, and it is a different operation from cleaning indoors. Cement, mortar splashes and grout haze on paving or on stone steps have to be lifted mechanically and with products chosen for the stone, because the fast-acting ones are acidic and will bleach or pit limestone. Expect a stripping job rather than a wash, and expect us to test a corner first. Where mortar has properly cured into the pores of an old stone step, some shadow may stay.
We are converting the house for letting. What state will it be in when you finish?
Habitable and ready to furnish — dust out of the recesses, glass and frames done, floors treated according to material, kitchen and bathrooms sanitised. What it will not be is snagged. If the painter still owes a coat or a bead of silicone is missing, that gap will be visible once everything is clean, which is actually useful before you accept the works. We will point out what we see.
There is a fine grey film that keeps reappearing on the furniture tops. What is it?
Almost certainly the last of the construction dust working its way out of the building. In old houses it hides in ventilation grilles, in the cavity behind loose skirtings, above door frames and in the ducts if you have air conditioning, and it comes out gradually as doors slam and the system runs. It is why we do not claim a single visit closes a heavy rehabilitation, and why we would rather book a lighter follow-up than argue about it later.
