These are precisely the roofs not to walk on. A century-old Marseille tile is brittle at the nibs, the battens beneath it have been through decades of coastal damp, and a person's weight breaks the tile and sometimes the batten with it. The shapes make it worse: valleys, hips and dormer cheeks give you almost nowhere safe to place a foot, and villas on sloping ground mean one side of the house is far higher than it appears from the street. Falling from a roof is the classic accident of this trade and we treat it that way, arriving with access equipment and protection matched to the building while the household stays on the ground and watches. The valleys deserve their own paragraph, because on an Estoril villa they are usually the culprit. All the debris from the surrounding slopes ends up in them, they silt up, water backs up under the tiles at the sides and appears inside as a stain nowhere near the actual entry point. Clearing and inspecting each valley is a large part of what we do here. Outside the main house, a warning that catches new owners out: the garage, the laundry, the garden store and the old chauffeur's block at the end of many of these plots are roofed in old corrugated fibre cement. We will not clean it. Sheeting of that age can contain asbestos and brushing, washing or breaking it releases fibres. We stop, photograph it, put in writing what is there and explain that removal is specialised regulated work for a licensed firm rather than for us, and we make no claim to identify asbestos. Two things stated plainly. Moss comes back, particularly on the seaward and shaded slopes where the humidity never really lifts, so anti-moss treatment is a way of stretching the interval between cleans and nothing more. And cleaning is not repair. On a roof of this age, taking off the lichen crust invariably reveals cracked and slipped tiles, ridge mortar that has perished, lead or zinc valley linings that have split, and gutters holed by rust. We photograph and describe all of it, and where a covering has reached the end of its life we will tell you it wants replacing instead of another wash. Work is planned around the forecast, never on a wet covering or in strong wind, and best arranged before the rains.

The stain inside is in the middle of a room, nowhere near a wall. Why?

Because water rarely emerges where it enters. On these villa roofs the usual route is a silted valley: water backs up, works sideways under the tiles at the valley edge, then travels along a batten or a rafter before finding somewhere to drip. That is why we clear and look into every valley rather than only washing the visible slopes, and why the report matters. If the lining in the valley has split, cleaning will not stop it and we will say so.

Our tiles are original and probably a century old. Are they too fragile to clean?

Some are, and we will tell you honestly after looking. Old Marseille tiles can be cleaned at low pressure with treatment doing the slow work, but where the surface is already flaking, the nibs are broken and courses have slipped, cleaning them does more harm than leaving them alone. In that case what you need is a roofer's assessment of replacement, not a cleaning quote. We would rather turn the work down than hand you a roof that leaks worse afterwards.

We let the house out over the summer. When should the roof be done?

Before the rainy season, and outside the letting period if you can manage it. The work is weather-dependent, since we do not go up on a wet covering or when the wind is up off the sea, so a booking made in the dry part of the year is far less likely to be moved. Doing it ahead of the rains also means the gutters and valleys are empty when they are actually needed, rather than being cleared after the first leak has already appeared on a guest's ceiling.
