Pressure Washing in Estoril
Arranja Já works in Estoril, across Monte Estoril, São João do Estoril, São Pedro do Estoril, Alapraia and Livramento. The building stock here is older and more decorative than further along the coast: villas with rendered mouldings, stone balustrades and steps, tiled terraces with sea views, and mature gardens with walls that sit in shade for most of the day. Sea air works on all of it at once, softening coatings, feeding algae on the sheltered faces and leaving a haze on stone. A large share of the houses are let seasonally or occupied part of the year, so the work is planned around arrivals, agreed in writing and reported with photographs when the owner is elsewhere.

About our service in Estoril
Decorative surfaces need restraint, and Estoril has plenty of them. A rendered cornice, a moulded window surround or a cast balustrade is thinner and weaker than the wall it decorates, and a jet at close range takes the arrises off, rounds the detail and opens hairline cracks that then hold water. Here pressure is matched to the substrate on a piece-by-piece basis, and every job starts with a test somewhere out of sight, typically on a side return or the back of a garden wall, so we can see how the coating, the stone and the joints respond before anything visible is touched. Where a moulding is already spalling, we advise repair before cleaning rather than cleaning that accelerates the damage. The preparation on a villa is substantial. Timber shutters and frames, wrought iron, exterior lighting, sockets, garden irrigation and pool equipment are all covered or isolated, and planting near the work is soaked so that nothing carries into the roots. Around a pool the sequence is agreed with whoever maintains the water, because rinse water full of algae and detergent belongs in neither the pool nor an unprotected rainwater gully; we cover the gullies, collect the residue and dispose of it properly. Water supply is discussed at the survey, since an older property may have limited outside taps, and volumes are planned deliberately because a dry summer can bring municipal restrictions on water use. We set expectations before we quote. Algae on a shaded garden wall will come back, so a wall like that is best cleaned periodically rather than once. Rust bleeding from an old railing fixing, oil under a carport, and dark biological staining that has been in porous stone for years will fade rather than vanish, and some stains will not come out at all. Roofs, and particularly older tiled roofs with lichen growth, are assessed before we agree to touch them, and where a covering is brittle or the fixings are tired we will say that cleaning it at pressure is not sensible. If the villa is being repainted, the washing is the first stage of that job and the surfaces need proper drying time afterwards.

Frequently Asked Questions
Questions Estoril owners and managers put to us:
The villa has stone balustrades and rendered mouldings. Are they safe to wash?
They can be cleaned, but they are the parts of the house that suffer most from careless work. Mouldings are thin, often patched, and a close jet knocks the crisp edges off and drives water into cracks, while cast balustrades hide steel that rusts once water reaches it. We test on a hidden section, then use a wide fan at low pressure with the lance well back, treating growth chemically instead of trying to blast it away. If we find a moulding already breaking up or reinforcement showing, cleaning waits until the repair is done.
Can the pool surround be washed while the pool is full?
Yes, with precautions and ideally with a word to whoever maintains the water. The surround, copings and steps are washed with the jet angled away from the pool, the water surface protected, and any detergent chosen and rinsed so that what does reach the pool is minimal. Debris and algae are swept up first rather than washed into the water or into a garden gully. If the coping is loose or the pool has just been treated, we would rather move the date than create a chemistry problem in the pool.
Is summer a bad time to wash because of water use?
It is a season to plan around rather than avoid. Portuguese summers are dry, municipal restrictions on water use can be introduced, and a large exterior clean is not something to start without knowing where the water is coming from. We size the job, sequence it to use less, and use a pre-treatment and dwell time so that less rinsing is needed. Where restrictions make a big wash unwise we will say so and suggest doing the priority areas, such as the terrace and the entrance, rather than the whole property.
