Pressure Washing in Sintra

We work in Sintra, covering Sintra vila, São Pedro de Penaferrim, Estefânia, Portela de Sintra, Colares and Monte Santos. The serra sets the agenda here. Humidity is high, shade is deep, and moss, algae and lichen colonise everything that stays damp: granite walls, stone steps, cobbled and gravelled driveways, terraces under trees, quinta yards and the retaining walls that hold up half the properties in the area. Owners often call us because a path has become genuinely slippery rather than because it looks dirty. Much of the older building fabric is soft, jointed in lime and, in the historic parts, subject to appearance rules, so we survey carefully before proposing anything.

About our service in Sintra

Lichen is the difficulty in Sintra, because it does not come off the way dirt does. It bonds to the stone and grows into the surface, so the temptation is to raise the pressure until something happens, which is exactly how granite gets scarred and lime joints get emptied. Instead, pressure is matched to the substrate and the growth is dealt with chemically and patiently instead: a biocidal pre-treatment, dwell time, then a moderate wash, then a second pass if needed. We always test out of sight first, on the back of a wall or a step nobody uses, and set nozzle and distance from that. On old mortar we work with the joint rather than into it. Access and water are the practical issues on serra properties. Long drives, gradients, steps and gates mean equipment has to be carried or repositioned, and many quintas have a single outside tap a long way from where the work is. We settle water and power at the survey, including whether a private supply is involved, and plan how much water the job needs, because a dry summer can bring municipal restrictions on use that apply here as much as in the city. Run-off also needs directing on a slope: gullies and channels are cleared and covered, moss and grit are raked up and removed rather than flushed down towards the property below, and we work downhill in stages so the residue can be collected. We explain the limits before we quote. In this microclimate, growth returns. A path under trees will be green again in a season or two, so what makes sense is a clean followed by a treatment, and then a repeat at an interval you choose, rather than a promise that it is dealt with for good. Lichen shadows on granite, old oil in a courtyard, rust runs below ironwork and staining under a leaking gutter often remain visible, and some stains will not come out. Old roof coverings, which in this damp collect moss quickly, are inspected first and frequently should not be washed at pressure at all. In the historic area it is worth checking any change of appearance with the câmara before work begins.

Frequently Asked Questions

Questions we hear from Sintra property owners:

Moss and lichen return every year on the stone wall. What actually helps?

Cleaning plus treatment, plus realistic intervals. Washing removes the growth, but the serra's humidity and shade recreate the conditions immediately, and lichen in particular re-establishes from what remains in the pores of the stone. A biocidal treatment after cleaning slows that considerably, and it works better than raising the pressure, which damages the stone without reaching the roots. Improving drainage, cutting back what overhangs the wall and repairing a gutter that keeps it wet all extend the interval. We would rather agree a maintenance rhythm than sell you a permanent solution that does not exist.

Can an old quinta wall be washed without loosening the mortar?

It can, provided the mortar is read first. Lime and earth mortars are softer than the stones they hold, and a jet directed into a joint will hollow it out and open a path for water into the wall, which in this climate is the beginning of a much bigger problem. We test on a hidden section, then work with a wide fan at low pressure, keeping the jet off the joint lines and using treatment rather than force on the growth. Where joints are already open or missing, repointing comes before cleaning, and we will tell you that.

The property is in the historic area. Is there anything to check first?

Yes. Cleaning changes the appearance of a facade, and in a classified or protected setting the appearance of the building is regulated, so anything visible from the street is worth checking with the câmara before it is started. We can describe the method and the extent in writing so you have something concrete to present, and we will happily wait for an answer rather than proceed and create a problem for you. Work inside the property, on yards, drives and rear walls, is normally more straightforward.
