Post-Construction Cleaning in Sintra

Restoring an old house on the Sintra hillside produces a particular kind of mess. The buildings are thick-walled and often lime-plastered, so stripping and re-rendering releases lime, brick and stone dust rather than the tidy plasterboard dust of a modern site, and the serra's damp keeps everything slightly tacky while it settles. Access is the other constant: long drives, gravel, gates, steps between levels, and a good deal of carrying. We work through Sintra vila, São Pedro de Penaferrim, Estefânia, Portela de Sintra, Colares and up around Monte Santos, and we look at the route out for the debris before we look at anything else.

About our service in Sintra

The sequence carries the job. Rubble, spoil, packaging and offcuts are removed to an authorised disposal point — on a quinta that usually means several loads and a route across ground that a vehicle cannot always reach, so it is planned rather than improvised. Inside, we clean downwards: beams and ceilings, the tops of doors and shutters, deep reveals and cills, stone thresholds, skirtings, and the floor last. Nothing gets wet until the dry dust has been extracted. Lime dust and water make a paste that goes into the pores of an old stone flag, into the seams of a wide pine board and into the joints of terracotta, and in a damp house it stays workable long enough to spread everywhere before it hardens. Then the surfaces dictate everything. Old stone and lime plaster cannot take strong alkaline or acidic products; original timber floors take a damp cloth, not water; azulejo panels and painted lime finishes need a neutral approach and a light hand. Glazing and joinery are the slowest part, as always — shutters, deep frames, small panes, runners packed with dust and mastic — and they are cleared mechanically before the glass is touched, since grit in a runner turns the first wipe into a scratch. Where the works reached outside, stone steps, terraces and paving are stripped rather than rinsed. If there is ducted ventilation or air conditioning, the grilles and accessible parts are cleaned so the system does not hand the dust straight back. The honest limits, stated at the quote. Cement cured into porous stone is often there for good; paint dried into a grout line, silicone dragged beyond its bead and glass scored by a trowel or by protective film left in the sun are damage rather than dirt. We point them out before we work on that area. We also clean rather than complete — touch-in paint, missing grout, a badly seated skirting or an unfinished lime patch is the job of whoever did the works, or of our bricklayer service. And a heavy restoration keeps shedding dust for days out of grilles, gaps and beam tops, so a lighter second pass before furniture arrives is usually the sensible plan. We work Monday to Saturday, 9am to 8pm, closed on Sunday, and we book against the real end of the works, which on a house of this age moves more than most.

Frequently Asked Questions

What owners restoring a house in the serra tend to ask:

Our house has lime plaster and old stone. Are your products safe on it?

The ones we choose for it are. Lime finishes and porous stone are damaged by acids and by strong alkalis, so the approach is mechanical dust removal, minimal water and neutral products, tested in a discreet spot first. Where cement from the works has cured into a stone surface, we will tell you before we start how much we expect to get off, because forcing it usually means damaging the stone to shift a mark.

Everything feels slightly damp and the dust is sticking. Does that make it harder?

It does, and it is worth understanding. In the serra the humidity keeps fine dust from behaving like dust: it clings to walls and glass instead of falling, and it smears if you wipe it dry. So we extract what we can, adjust to damp methods where the surface allows, and accept that some stages take longer than they would in a dry flat in the city. It also means the follow-up pass is more useful here than almost anywhere.

Can a lorry get to the house for the rubble?

That is the first thing we check. Long gravel drives, low gates, tight bends and steps between levels are common here, and where a vehicle cannot reach the door the material has to be moved to it by hand or by barrow. It changes the effort and the number of loads, which is why we would rather walk the route with you than quote from a floor plan.
