House & Building Construction in Sintra

Sintra is a case of its own, both for its buildings and for its climate. There are old houses and quintas on the hillside, built in stone and timber, and a damp microclimate with frequent fog and heavy rain that punishes roofs, facades and interiors in a way you do not see a few kilometres away. On top of that sit the constraints of a classified town and a protected landscape, with demanding rules for anyone who wants to build or alter. We work here mostly on restoration, with damp treatment always at the centre of the project. And we check the status of the property before anything at all is drawn.

About our service in Sintra

Damp is Sintra's structural problem and it has three origins that are easily confused. There is water rising from the ground by capillary action in walls with no barrier, which leaves the characteristic tide mark; there is infiltration through roofs, gutters, flashings and facades exposed to damp wind; and there is condensation, made worse in old houses fitted with new airtight windows and little ventilation. Each one calls for a different treatment and all of them produce mould on the walls. We always diagnose carefully first, because applying the wrong solution costs the same and resolves nothing. Often more than one origin is at work at the same time, and that shows up in the diagnosis too. In restoring hillside houses, we work with materials compatible with what is already there. Thick stone walls perform well when they are allowed to dry, and sealing them with cement and plastic paint is the most repeated and most expensive mistake: the water is trapped and the paint blisters months later. We use mortars with a compatible base, treat timber against moisture and fungal attack, overhaul roofs before touching the interiors and ensure proper ventilation in kitchens and bathrooms. It is slower and it is what separates work that lasts from work that has to be repeated. On the hillside quintas we also review the drainage of the ground around the house, which stops the water before it reaches the walls. On licensing, Sintra demands patience and preparation. Classified areas, protected landscape constraints and heritage requirements mean opinions from outside bodies on siting, massing, materials and facade alterations. It does not pay to design first and ask afterwards. We check the status of the property before the design advances and assemble the application with the right documents. In a municipality where badly prepared files sit for a long time, that is the fastest route through. We explain from the start which part of the programme is not ours to control.

Frequently Asked Questions

What people ask us in Sintra:

I get mould on the walls every winter. Is it the rain?

It may be, but in Sintra it is frequently condensation, especially after old windows have been replaced with airtight frames without providing ventilation. The moisture produced inside the house can no longer escape and condenses on cold walls. A diagnosis distinguishes that from infiltration or rising damp, and the answer often involves ventilation and insulation rather than more paint.

Can I alter the facade of my house in the town?

In classified areas there are requirements covering facades, window systems, roofs and materials, with opinions from bodies outside the council. Changes are possible, but they have to be designed within those rules from the start. We check the status of your property before any design, because that is what separates a file that moves from one that sits still.

The house is stone. Can I render it in cement to stop the damp?

That is precisely what you should not do. Cement stops the wall drying and the water ends up coming out on the inside, blistering paint and ruining finishes. On old walls you use compatible mortars that let the wall breathe, and you deal with the source of the water. It is the opposite of instinct, and it is what works on these buildings.
