House & Building Construction in Estoril
Estoril has building stock with a signature: early twentieth-century villas, substantial apartment buildings with good proportions and flats built in the decades that followed, many of them a few metres from the coast. It is a heritage worth treating properly, and it sets two problems at once for anyone doing building work here: respecting the character of what exists, and dealing with the wear that sea air inflicts on anything metallic or made of concrete. We work on these buildings with both concerns present from the design stage onwards. We also check the planning position of the property before proposing any external change.

About our service in Estoril
In the villas and older buildings, restoration starts by diagnosing what holds the house up. We find mixed structures, timber floors, roofs patched several times and basements with damp in buried walls. The work is ordered by priority: first everything that keeps water out, roofs, gutters, flashings and drainage; then the structure, where strengthening is needed; and only then the finishes, which are the visible part everyone wants to discuss first. Reversed, that order produces beautiful houses that spoil again the following winter, and it is a mistake you see often around here. We explain that sequence before starting, with the quote organised the same way. Sea air is the second standing concern. Salt accelerates corrosion of reinforcement in concrete, attacks railings and ironmongery and wears out poorly chosen window systems. On balconies with spalling concrete and exposed steel, a serious repair means cutting back to sound concrete, cleaning and protecting the reinforcement, rebuilding with repair mortar and only then finishing. For window systems and external fixings, you choose materials suited to a marine environment. Done that way it lasts; done with paint over rust, it comes back the following season with more damage. Simple maintenance, rinsing exposed surfaces with fresh water, does the rest. In work on this kind of property, it pays to keep what can be kept. Stonework, tiles, railings, floorboards, internal shutters and original staircases give the building a value that replacement does not return, and they often restore very well. We also check the planning position before proposing external changes, since some areas have their own requirements for facades and roofs. We work Monday to Saturday, 9am to 8pm, with Sunday closed, and we agree the noisy phases with the neighbours in advance. Where an element is genuinely beyond saving, we have it reproduced rather than improvising a mismatched replacement.

Frequently Asked Questions
Common questions in Estoril:
The balconies of my villa have exposed steel. Is it urgent?
It is, because exposed reinforcement keeps corroding and pushing the surrounding concrete away, and the pieces that come loose fall where they should not. The correct treatment removes degraded concrete back to sound material, cleans and protects the steel, rebuilds with a proper repair mortar and finishes with protection suited to a marine environment. Done that way it lasts for years.
Can I replace the original windows with modern frames?
Technically yes, but check the status of the property first, because some areas have requirements about the appearance of facades. Modern solutions exist, with double glazing and good thermal performance, designed to respect original proportions and divisions. In many cases restoring the existing timber frames with appropriate glazing gives a better result, both aesthetically and technically, than replacing them.
The basement has damp in the buried walls. How is it treated?
First by establishing whether it is lateral infiltration, a lack of external drainage or condensation, because the treatment differs. Where excavating outside is possible, external waterproofing and perimeter drainage solve the problem at source. Where it is not, internal systems are used that allow the wall to dry and manage the moisture, with adequate ventilation of the space.
