Post-Construction Cleaning in Estoril
Estoril mixes older villas with senhorial buildings along the coast road, and the works we clean up after are usually substantial: a house divided into apartments, a top floor opened up, a whole property brought back into use for letting. Two local factors change the work. The first is salt — the air here leaves a film on glass and metalwork that has nothing to do with the builders but shows up the moment the dust comes off, so glazing has to be finished properly or it looks streaked. The second is that many owners here are international and receive the property remotely. We work along Monte Estoril, São João, São Pedro, Alapraia and Livramento.

About our service in Estoril
Everything follows the same order: bulk waste out, work downwards, dry before wet, floors last. In these houses the dry stage takes real time, because a heavy refurbishment in old fabric produces lime, brick and stone dust, and that dust settles high — cornices, picture rails, the tops of tall doors and shutters, deep window reveals. Bring water in before extracting it and you have a paste rather than dust: it keys into the grain of old boards, into the joints of stone and into unglazed tile, and setting hard there it becomes an abrasive problem instead of a cleaning one. Floors then get treated according to what they actually are. Old parquet takes a damp cloth and nothing more, marble and limestone never take an acidic product, and painted or oiled timber is worked gently. Glass and joinery are the long haul, and by the coast they are also the giveaway. Dust packed into runners, mastic smeared across new profiles, adhesive left by protective film, and behind all of it the salt film that coats every exposed pane in this part of the line. Runners and drainage slots are cleared mechanically before washing, or the grit gets dragged across the glass and stays as a scratch. Where the works reached a terrace, a balcony or the stonework outside, that is stripped rather than mopped. Air-conditioning and extract grilles are cleaned as well, since anything they collected during the works comes straight back out into the room when the system starts. Now the parts we would rather state early. Some marks are permanent: cement cured into porous stone, paint dried into a grout line, silicone smeared past its bead, glass scratched by a trowel or by tape baked on in the sun. We show you those before we treat the area so nobody mistakes them for a poor clean. We also clean rather than complete — touch-in paint, missing grout, an unfinished bead is for the contractor who did the works, or for our bricklayer service. Construction waste goes to an authorised disposal point. For remote owners we finish with photographs room by room, including what stayed. Dust from a big refurbishment keeps arriving for days, so a lighter follow-up pass is usually worth planning. We work Monday to Saturday, 9am to 8pm, closed on Sunday, and we set the date against the works' true finish.

Frequently Asked Questions
What Estoril owners ask us before the works finish:
Why does the glass still look hazy after it has been cleaned?
Near the sea there are two layers on a window, not one. The builders' layer is dust and mastic; underneath it there is usually a salt film that has been building up on the outside of the pane for months. Take off the first and the second becomes obvious, which is why coastal glass has to be washed properly rather than wiped. If a pane still looks marked after that, it is normally etched or scratched, and we will point out where.
The house is being let out. When should the clean happen?
After the last trade and before the furniture, without exception. An empty property lets us reach the places dust actually hides — behind radiators, on top of wardrobes, inside runners, above door frames. Once beds and sofas are in, whatever is still airborne lands in fabric and stays. If you have a first booking or a furniture delivery in the diary, tell us the date and we will plan back from it.
Can you send me confirmation of the state of the property afterwards?
Yes, and we suggest it for anyone receiving the property from a distance. We photograph each room at the end, including any mark we could not remove and anything the builders left incomplete, and send it through with a short note. It gives you something concrete to compare against the contract with your builder, rather than a verbal assurance that everything looks fine.
